The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the Building Permit School Fee Worksheet, completed by the applicant and city staff, shall be required by the School District to verify the scope of the work. Sheet A000: Scope of work: Item #5 – A separate permit is required for the windows and doors replacement on the main house. Please contact our permit staff at 714-647-5800 for permit application; separate plan is NOT required. Job Address: Please include the half address (4221 ½ W. Roberts Drive) for the proposed ADU. Please note on plan: Mechanical, Electrical, and Plumbing (MEP) are not part of this plan review and approval. MEP are subject to field inspection. Sheet A103: Door landing: Please revise plan to provide minimum 3-ft landing, measured in the direction of travel. Sheet A104: Please show/provide attic vent for the attic space over the proposed ADU. Sheet A105: Building Section: Wall between ADU and existing building – Please revise building section to show/provide fire-rated wall extending to roof sheathing. A whole-house vent is required. On the plan, please show whole-house vent with specification. Title 24 calculation: Existing garage was not a conditioned space. Please revise Title 24 calculation for the existing conditioned space with the addition (conversion) of the ADU. Structural Review Comment: Detail 8/S1: For clarity, please show/indicate existing concrete slab in relative to the new slab. New slab: Please specify minimum thickness of the new slab above the existing slab. Please show/provide moisture barrier below the concrete slab. Please provide hold-down at each end of shear wall panel. Provide detail for post-installed hold-down anchor and clearly cross-reference detail onto the plan. Provide detail to show transfer of lateral loads from roof diaphragm to shear wall, and from shear wall to foundation/footing. Provide wall detail at infill wall at existing garage door opening.
