The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2010California Building Standards Code with local amendments and to clearly indicate the scope of work under this building permit application. There may be additional requirements when complete construction drawings and supporting data is submitted for Building Safety Division review. Please see corrections on submitted plans. Red marked set must be returned with revised plans. Plans resubmitted without the red markup set may result in delayed review time and additional plancheck fees. All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered professional engineer. (CRC R301.1.3, CBC 107.1 and 107.3.4.1).All persons preparing plans for others shall sign those plans. Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a). This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. -Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039).In addition to other fees, a "Park Acquisition and Development Fee" in the amount shownbelow shall be required pursuant to a resolution of the City Council for the Recreation andCommunity Services Agency; net addition of 2 bedroom(s).Amount of $4,781.00; net addition of 2 bedrooms Provide a fully dimensioned Site Plan on the drawings and on a separate 8-1/2" x 11" sheet of paper. Provide a statement on the title sheet of the plans that this project shall comply with following codes: - 2019 California Residential Code (CRC) - 2019California Building Code (CBC) - 2019 California Electrical Code (CEC) - 2019 California Mechanical Code (CMC) - 2019 California Plumbing Code (CPC) - 2019 California Green Building Standards Code (CGBS) or CALGreen - 2019 California Energy Code (CEnC) - City of Santa Ana Municipal Code Add a note on the cover sheet: “Separate permit(s) is/are required for accessory building, landscape, patio covers, fences, swimming pool, retaining walls, demolition, etc.” Provide eave / overhang / projection setback to all property lines.Projections of dwelling units and accessory buildings without an automatic residential fire sprinkler protection are not permitted less than 2 feet to the property line and are required to be 1 hour fire rated on the underside with a fire separation distance between 2 feet and 5 feet. (CRC Table R302.1 (1)) Show openings on east side of the building complies per table R302.1(1)Show property line between Garage and ADU and provide fire separation per table R302.1(1) Show 30-inch clear width for water closet compartments and 24-inch clearance in front of a water closet. For an FAU located in the attic provide a minimum access of 22 x 30 inches, a 24-inch wide walkway, a 30-inch deep work platform, and electric light outlet adjacent to the furnace and switched by the opening. (CMC 904.11 & 305)Shower compartments and walls above bathtubs with shower heads installed shall be finished with a smooth, nonabsorbent surface to a height of not less than 72” above the floor. (CRC R307.2)Provide details of masonry firebox and chimney construction in accordance with CRC R1003 & R1001. Provide 2 inch minimum (1 inch for exterior chimneys) clear air space between chimney and wood construction from the front faces and sides and 4 inch from the back face. (CRC R1001.11) Provide details of the fireplace, indicate chimney lining, reinforcing, ties to building, etc. (CRC R1003 & R1001) Provide anchoring detail or masonry heart to foundation. (CRC 1002.4)Provide foundation plan for fireplace.Fireblocking is required in concealed spaces 10’ o.c. horizontal, vertically at the ceiling and floor levels, connections between horizontal and vertical spaces, concealed spaces between stair and landing, openings around vents, pipes, ducts, cables, wires, chimneys and fireplaces. (CRC R302.11)Show exterior wall construction assembly. A minimum of one layer of No. 15 asphalt felt, free from holes and breaks, complying with ASTM D 226 for Type 1 felt shall be applied over studs of all exterior walls. Specify that two layers of Grade D or 60 minute Grade D paper shall be applied over all wood base sheathing. (CRC R703.2) 3”x3”x.229” steel plate washers are required on all anchor bolts in a braced wall line. (CRC R403.1.6.1) Please fill out attached grading permit exemption check list and copy it on the drawings. The geotechnical report requires foundation excavations to be reviewed by a geotechnical engineer. Note on the foundation plan "Prior to requesting a Building Safety Division foundation inspection, the geotechnical engineer shall inspect and approve the foundation excavations." (1803) Have the consulting geotechnical engineer review and approve the foundation plans. (1803) Show FFL 6” above highest adjacent grade per soils report. Provide 4” sand for slab per soils report. Add all the notes from sheet 9 of soils report on the drawings. The City has encountered a large number of inspection problems arising from a lack of specific framing details. The following listed items are required to be shown on the plans (CBC 107.1): - All plumbing walls are to be framed with a minimum of 6" studs. All hose bibs must be protected by anti-siphon device. Clearly identify all design assumptions & load criteria on the plans. As a minimum: - Dead Loads of roof/ceiling, floors, exterior/interior walls (R301.2.2.2.1); - Live Loads for roof, attics with limited storage, attics without storage, habitable attics and attics served with fixed stairs, floors, and balconies/decks, and stairs per Tables R301.5 & R301.6; - Wind Loads per Section R301.2.1and wind exposures per Section R301.2.1.5; - Seismic Loads per Section R301.2.2; - Local Jurisdiction Design Criteria per Table R301.2(1) Please calculate deflection for beam # 3 and # beam # 7. Detail 13/D2 for exterior shearwall please provide full height wall or provide detail to prevent hinges. 2 x 10 cannot act as hip beam please provide 4x beams. Detail 13/ D2 doesn’t create a truss, please either provide ridge beam or provide complete detail to show truss will be provided. Show exact location of rafter tie, size and nailing. The residence shall conform to the State Energy Conservation Standards. Submit forms and calculations for review and blueprint the final forms on the plans. - Signed Energy Efficiency Documents must be printed on the plans. - The corrected/final drawings shall have the required energy efficiency compliance documentation with completed signature blocks filed on the plans. Show Air Distribution duct has R-8 value per energy calculation. Photovoltaic system is required for all newly constructed low-rise SFD including detached ADU, on the plan, please specify minimum system size ( in KW) in accordance with the title 24 calculation, (section 150.1©14;150.1(b)(1)) Add note on the coversheet : Minimum ----- (KW) photovoltaic system will be submitted under a separate permit and shall be installed prior to building final inspection sign off. Please fill out attached Residential Green Building Check list and copy it on the drawings. To pick up the marked –up plan, please contact the plancheck engineer for pick up appointment. To resubmit your drawings, you may drop them off Mon – Thurs from 9:00 am to 12 pm at the Southeast entrance of the city hall.
