The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
-Grading Permit. Application is made through the Building Safety Division (647-5800) and the
plan review is by the Public Works Agency (647-5039).
This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
PLAN CHECK COMMENTS:
All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered professional engineer. (CRC R301.1.3, CBC 107.1 and 107.3.4.1).
PC2: Please DO NOT submit color paper. Print all drawings in WHITE paper only.
Under building permit #101104221, by comparing the existing and proposed plans, the existing mechanical storage is removed and construct new cabinets with three new doors in the existing garage. Please provide dimensions on the proposed floor plan (A-6) in the cabinet area, and add them to the scope of work on sheet A-1. Note that the 3 new cabinet doors should be rated as exterior doors. The cabinet is not part of the garage should be considered as outdoor spaces.
PC2:
Provide more information about the existing cabinet on plan. How is it constructed? What is the cabinet wall? Structurally sound? Is it part of the structure of the building? Does it have building permit?
Provide design for the installation of new tankless water heater, gas lines, plumbing in the cabinet area. Specify the structural support and plumbing walls for the water heater on plan with details. Plans are not clear.
Clarify the constructability of the new exterior wall attached to the existing cabinet? How do youfinish the exterior side of the wall? How do you stucco?
Sheet A-1. Under scope of work area, provide description of the scope separately for each building permit 101104220 and 101104221.
PC2: Not resolved. The scope of work remain unchanged.
Sheet A-6. Revise “existing” to “proposed” in the cabinet area between garage and the ADU and provide horizontal dimensions.
PC2: Dimensions are not shown. If the existing garage wall is less than 3 feet to the new ADU wall, not less than ½-inch gypsum board or equivalent applied to the interior side of exterior walls that are within this area per Table R302.6.
Sheet A-6. Provide cross ventilation for attic and each enclosed rafter space as specified in CRC Section R806.
PC2: Not resolved. Per section A/A-8 and several roof assembly details (e.g. 9/D-2), spray foam closed cell insulation is proposed in your plan check response. However, it is not provided on the plans.
ENERGY
Sheet T24. Update the ADU address to 2022 ½ N Ross St on the certification of compliance (CF1R) forms.
PC2: Not resolved. The address shown 2022 N Ross St is incorrect for new ADU.
NEW COMMENTS:
The Building Division has updated our school fee worksheet. Please complete the Part 1 of the form. Email or submit it back to the plan check engineer, Wayne Lee.
STRUCTURAL
Sheet S-1. This is a new attached ADU with no seismic separation to the existing garage, provide structural design to connect this two structures into one. Revise framing and foundation plan.
PC2: Not resolved. Provide design to connect new and existing buildings. In addition, provide connection detail for the existing roof rafters above cabinet area attached to the new ADU.
NEW CORRECTIONS PER REVISED PLANS:
Note to the structural engineer, please consult with the architect to clarify the design in the cabinet area. If needed, please update your structural design and detail.
Sheet S-1.0. Update the floor plan layout to match architectural plan in the existing cabinet area.
Provide structural design for the door openings in the existing cabinet area.
If new walls are needed for tankless water heater installation, provide wall design and connection details. Please consult with your architect.
In this submittal, 2 pages of beam calculation is added. Please update and assemble 2 complete calculation with all pages stapled. DO NOT submit new calculation and old calculation separately.
