If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. Previously approved plans should be submitted to expedite the process. - Police Department approval on the corrected/final set of drawings (647-5840)Refer to red line set for plan check comments marked on the drawings.PC2:Sheet A-2. For removing the 465 sf. gypsum board ceiling in unit A, one of the dimension shows 37’-2”. However, by measuring, it is roughly 20’ per 1/8” = 1’-0” scale. Please clarify.Sheet A-2. Clarify the door schedule which the door #2 to be closed by new osb panel instead of door #3.Sheet A-4. Revise the note in unit B that no ceiling occurs in room #23 instead of #21.On the site plan and floor plan, show location of the demising wall between each tenant and LABEL all tenant suites and units on plan. Verify with Planning Division to show correct suite or unit number match City record (e.g. unit A, B, C….)Sheet A-1. Show square footage of each tenant suite on plan.Sheet A-1. Door #2 equipped with a key operated locking device shall have a readily visible, durable sign posted on the egress side adjacent to the door stating: THIS DOOR TO REMAIN UNLOCKED WHEN BUILDING IS OCCUPIED. The sign shall have one-inch high letters on a contrasting background.Note the following on the plans: “The means of egress, including the exit discharge, will be illuminated to a level of not less than one foot-candle at the walking surface at all times the building space served by the means of egress is occupied”.Provide exit signs along the egress path and at the exit exterior door #2. The exit signs shall be readily visible from any direction of egress travel and clearly indicate the direction of egress travel.Note on the plans: “Exit signs shall be internally or externally illuminated at all times. Externally illuminated exit signs shall be connected to an emergency power system (batteries, unit equipment or an on-site generator) that will automatically illuminate the exit signs for a duration of not less than 90 minutes in case of primary power loss.”Provide and show tactile exit signs complying with Section 11B-703 and in accordance with Section 1011.4 at door #2, #3 and #4.PC2: Revise mounting height for wall-mounted signage. Tactile characters on signs shall be located 48 inches minimum above the finish floor or ground surface, measured from the baseline of the lowest Braille cells and 60 inches maximum above the finish floor or ground surface, measured from the baseline of the highest line of raised characters. Refer to Figure 11B-703.4.1. (11B-703.4.1).ACCESSIBILITYFill out the City of Santa Ana disabled access compliance documentation form and show proposed design, detail and location of improvement in compliance with accessibility requirements along the accessible path of travel in accordance with CBC Section 11B-202. The cost of proposed upgrade of each element (e.g. at parking, door, restrooms) shall be clearly shown on the form.Sheet A-1 and A-2. Show and provide an exterior accessible route from the public street sidewalk to the door #2. The new sidewalk and vehicular way shall be separated by detectable warnings, curbs, railings or other elements between the pedestrian areas and vehicular areas. §202, §11B-247.1.2.5, §11B-705.1.2.5.Sheet A-1 and A-2. Remove detectable warnings from the accessible parking access aisles.Provide detectable warning details showing compliance with the following:Detectable warning surfaces at transit boarding platform edges, bus stops, hazardous vehicular areas, reflecting pools, and track crossings shall comply with Section 11B-705.1.1.3.1. §11B-705.1.1.3Detectable warnings at other locations shall comply with either Section 11B-705.1.1.3.1 or Section 11B-705.1.1.3.2. The material used to provide visual contrast shall be an integral part of the surface. §11B-705.1.1.3PC2: Show compliance of the color and contrast per 705.1.1.3 in detail 1/A-1.Detail 2/A-1. Provide following information on the sign. Towed vehicles may be reclaimed by telephoning theSanta Ana Police Department at (714) 245-8665. CVC 22658a.Handles, pulls, latches, locks, and other operable parts on doors and gates shall comply with 11B-309.4 Operation. Operable parts of such hardware shall be 34 inches minimum and 44 inches maximum above the finish floor or ground. Where sliding doors are in the fully open position, operating hardware shall be exposed and usable from both sides. §11B-404.2.7STRUCTURALSheet A-3 detail 5. Provide owner’s floor plan on the drawing to show compliance with 2019 California Building Code.Sheet A-3. Details. Gypsum boards or other means of lateral support is required for laterally bracing each wood studs. Remove wording “owner’s option”.All partitions shall be braced at the top of the wall to the building framing. The 2x4 flat brace design is not clear. Provide details showing how each wood stud has top bracing, the load path to transfer the lateral force (in-plane and out-of-plane) from each stud to the top bracing, through connections to the building framing and finally to the footing.Refer to red lines on the drawings for corrections.
