Please see corrections on submitted plans. Red marked set must be returned with revised plans. This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (714-647-5804). Previously
approved plans should be submitted to expedite the process.
-Public Works Agency approval (714-647-5039).
-Santa Ana Unified School District (714-480-5349)
PC2: Please complete the part 1 of the “Building permit school fee worksheet” and submit it back at the next plan check submittal.
PLAN CHECK COMMENTS
Sheet A0.0. In addition to existing development, show following square footage: proposed 2nd floor, proposed 1st floor, new balcony, existing garage and total building area on the drawing.
PC2: Plans are revised. The addition on the 2nd floor area is 41 square feet. (See calculation marked on sheet A1.2). Please update the cover page. (See marked on A0.0).
Sheet D1.1. Add “demolition” to the drawing title.
Sheet D1.2. Show dimension on plan to location the existing closet wall to be removed for the expansion in the new master bathroom room.
Sheet A1.5. The CeDur roof shake requires minimum 4:12 roof slope which does not apply to this project (3:12 slope only) in the remodel area. Please revise the roof covering design.
PC2:Design still does not comply with ICC report. Per report section 5.1, the minimum slope shall be 4:12 (only 3:12 on the non-historical addition). Please either increase the roof slope or use other compliance roof covering material with third party certified approval number (e.g. ICC ESR-XXXX).
Sheet A1.5. Provide cross ventilation for attic and each enclosed rafter space as specified in CRC Section R806.The total net free ventilating area shall not be less than 1/150. (CRC R806.2)
PC2: Design is not clear. On the non-historical addition portion, please provide ventilation calculation to show the proposed design meets the Code on the drawing. Net vent area size? How many? In addition, show ventilators on plan and cross-reference detail (e.g. 10/A4.0) into this sheet.
Sheet A5.0. Provide design for window type 01 through 08 on plan.
Show smoke alarms in each sleeping room and vicinity area outside each bedroom and at each level on the floor plan. [2019 CRC R314].
Note on plan the smoke alarm requirements:
An approved smoke alarm shall be installed for new construction and alteration, repair, or additions requiring permit exceeding $1,000.
Battery operated smoke alarms are permitted in existing buildings where no construction is taking place or in buildings undergoing alterations or repair that does not result in the removal of interior walls or ceiling finishes unless there is an attic, crawl space or basement which could provide access for wiring.
Smoke alarms shall be interconnected such that the activation of one alarm will activate all alarms in the individual dwelling unit.
Smoke detectors shall be “hardwire” and shall be equipped with battery backup.
Show carbon monoxide alarms outside all sleeping rooms and at each level on the floor plan. [2019 CRC R315].
Note on plan the carbon monoxide alarm requirements:
CO alarms shall be “hardwire” and shall be equipped with battery backup.
CO alarms shall be listed in accordance with UL 2034.
CO alarms shall be listed in accordance with UL 2075.
CO alarms shall be interconnected such that the activation of one alarm will activate all alarms in the individual dwelling unit.
Refer to additional comments marked on the drawings.
PC2: Sheet A1.4 and A4.1. Update floor plan design and detail in the bathroom addition area. The current layout was based on the previous plan.
ENERGY
Sheet T-24.1. The architect or building designer must complete and sign the CF-1R form under responsible person’s declaration statement.
PC2: The energy design in the conditioned floor space shall be updated and match the revised floor plan. Note that the second floor room addition area is increased to 41 square feet.
STRUCTURAL
Provide beam calculation to design floor beam 7”x9 1/4” PSL (FB-3) and 5 ¼”x 9 ¼” PSL (FB-4).
PC2: Submit calculation for the 5 ¼” x 9 ¼” PSL (FB-4). In structural response, the calculation page (V-14) is for FB-2 design, not for FB-4. It also appears calcs and plans are not match.
Please also refer to the floor framing plan, the framing layout shows there are two beams (FB-3) and (FB-4). However, the calculation shows one single (FB-3) with 3.25 feet cantilever. Please clarify on plan and calculation to be consistent.
Justify/design the support of the 4x4 post supporting both beam FB-3 and FB-4. This post is located above a basement and only supported by single 2x6 beam.
PC2: The structural response is not clear. Please clarify. Please review the point load on FJ-2 from the beam FB-3 in the calculation. Please review the size of the FJ-2 to match calculation. Please design method of connecting multiple 2x members acting as an integral member during applied loads. Provide connection detail. The span and support for the FJ-2 shall be clearly shown and detailed on the foundation plan. The current support appears in the middle of the basement and the span does not match the calculation.
NEW STRUCTURAL CORRECTIONS:
Please update the roof framing plan on the second floor bathroom. Please design and specify the beam at the new opening in the bathroom load-bearing wall. (Refer to revised 2nd floor plan on A1.2.)
The new added or revised pages of structural calculation should be added to the remainder of the existing calculation. Staple them together. Submit 2 copies of complete and updated structural calculation for review and approval.
