The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. Reminder: Plans shall be legible. Please increase contrast and font size a necessary. The engineer expiration date was expired. Reminder: Final plans shall be stamped, signed and dated by the engineer of record. Sheet 3 of 16: Site plan and First Floor Site plan: Please provide/show surface drainage information. Show slope and drainage pattern away from the building wall (5% minimum on natural grade; 2% minimum on concrete or pave surface). Please specify tempered glass for window 1 within 24” of sliding door 4, and window 9 adjacent to the stairway. Please show bathroom walls and water heater closet as new walls. Please show minimum clear access dimension between kitchen island and counter space. Stairway layout was insufficient: The half landing steps are not allowed. Show minimum width of the stairway. Provide section to show stairway head room clearance (minimum 6’8”). Show handrails and guardrails. Plan review will continue at time of resubmittal. For clarity, please number each bedroom and bathroom. Sheet 4 of 16: Second Floor Please show second floor walls are new walls. Provide wall legend. First floor and second floor wall legend should be match. Stairway: Please coordinate with stairway comments above and revise plan accordingly. Details provided on sheet 4: Please clearly cross-reference details onto the plan, where it’s applicable. For clarity, please number each bedroom and bathroom. Sheet 5 of 16: Elevations Existing Chimney: Chimney shall be terminated at minimum 24” above the highest point of the roof line within 10-ft of the chimney. Please show chimney extension. Provide structural support and details for the chimney extension. Provide structural calculation. Structural Review Comments: Sheet 7: Roof Framing Plan – Please provide gridlines for future references. Detail 6/8 called out at right (north) wall and west wall of right side bedroom were not applicable. Ceiling joists are perpendicular to roof rafters – please coordinate and revise detail accordingly. King post supporting the main ridge beam: Please revise detail 5 to provide a Simpson post cap between ridge beam and king post. Detail 5: Provide post under the king post to support ridge beam above. Sheet 7: Second Floor Framing Plan The stairway configuration may be changed. Please provide complete stairway framing layout and details. Please show low roof framing over the existing garage, living room, and bedrooms. Provide details reference. Detail 12/8: Please revise detail to show structural support for the low roof rafters. Detail 8/8: Please revise detail to show new floor joists in relative to the ceiling beam. Please provide support for the post supporting the ridge beam above (between bedroom and powder room). Detail 9/11 called out at the front porch was not applicable. Please coordinate and revise plan accordingly. Provide calculation for the 5 ½ x 11 ¼ beam over the dining & kitchen area. Beam over the bedroom (right side) supporting shear wall above: Please revise calculation to include overstrength factor. At the same beam mentioned on comment above: Please provide detail to show transfer of latera loads from 2nd story shear wall to lower diaphragm to 1st story shear wall. Plan show new 2x12 Floor joists over existing ceiling joist on the right side of the mentioned beam above (comment #8 & 9) bedroom – Please clarify. It appears the existing ceiling and roof framings are remained. Sheet 6 of 16: Foundation Plan Please provide pap footing to support point load above – coordinate with ridge beam support. New concrete slab: Please revise concrete slab reinforcement to 16” on center, each way. Revise slab specification and details.
