General Comments
All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.Please return all old sets of drawings with corrections.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Fire Department (OCFA) approval on the corrected/final sets of drawings - Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)Specific Plan Review CommentsScope of work was changed – Please provided the following requirement:Fire Department review and approval is required for the battery storage inside the building. Sheet T-1: Project description – Please include the new interior utility room. Sheet LS-2: The generator is out of the scope of work – Please revise plan to remove the generator lease area. Sheet FD-1: Batteries – Please specify the total energy capacity (kWh) of the battery storage system that will be installed in the proposed utility room. Fire protection is required when the energy capacity of the battery storage system is greater than the threshold quantity specified in Table 1206.2 of the California Fire Code. Sheet A-2: New AT&T Lease Area at ground level – Please provide floor plan and reference onto the plan. Sheet A-3, Detail 2: Equipment Plan On the plan, please clearly indicate existing vs. new wall. Provide wall legend.If new walls are proposed, provide construction details. New wall to be removed: Please clarify on plan whether the wall was structural wall. It’s recommend to keep the existing door; otherwise, plan shall comply with accessibility requirement per Section 11B-202 and 11B-224. Please specify the use of space of the areas adjacent to the proposed utility room. Please provide an egress (exiting) plan showing means of egress from the proposed utility room and space adjacent to the utility room.Revise plan to show the utility room door swing outward and equip with a panic hardware. Separation between requires for incidental uses shall comply with Table 509 of CBC.Sheet A-3, Detail 1: The new screen wall is part of this permit application – please clarify note that stated “(N) screen wall by others – future by other not part of this project”. Detail reference 12/A-9 called out was not applicable – please coordinate and revise detail reference accordingly. (End of Comment)
