The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
-Grading Permit. Application is made through the Building Safety Division (647-5800) and the
plan review is by the Public Works Agency (647-5039).
Sheet A0:
Building locate less than 5-ft from the property shall be protected with one-hour fire-rated wall with limited wall opening. Please provide minimum 5-ft setback; otherwise, provide one-hour rated wall and reduce wall opening.
On the plan, please show general slope and drainage patter for the site surface drainage, and reference to Grading Plan for additional drainage requirement.
Photovoltaic system is required for all newly constructed low-rise SFD including detached ADU, and Multifamily buildings. On the plan, please specify minimum system size (in KW) in accordance with the Title 24 calculation. (Section 150.1(c)14; 150.1(b)(1))
Add note on the coversheet: Minimum ________(KW) photovoltaic system will be submitted under a separate permit and shall be issued prior to building frame inspection request.
Note on plan: Mechanical, Electrical, and Plumbing are not part of this plan review and approval. MEP are subject to building field inspection.
Please provide the half address. Apply to all sheets.
Sheet A1:
Please coordinate with building comment above for building setback.
Sheet A3:
Please provide tempered glass for glazing in door and within 24” of door.
On the plan, please provide/show whole-house vent.
Provide at least one receptacle outlet at the kitchen island.
Sheet A4:
On the plan, please specify roofing material and ICC report number.
Stone Veneer: On the plan, please provide/specify ICC report number for the stone veneer.
Roof insulation: Please revise building section to show/provide roof insulation at roof rafter and at ceiling (R30 + R13).
Sheet S1:
Ridge over bathrooms: Structural beams are required to support roof framing above. Please provide ridge beams.
On the plan, please specify roof sheathing specification.
Foundation: Continuous footing width showed on plan and detail 1/SD1 did not match. Please revise plan to be consistence.
