General / Instruction Comments
All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.Please return marked up set of drawings with corrections.Note on plan: This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)Additional plan check fee is required due to the change of the design.
Sheet C-1:Submit a letter addressed to the Building Safety Division describing in detail the manufacturing process from material delivery, storage, handling, packaging, and shipping of finish product. Include an equipment list describing use in the process. Please reproduce the letter onto the plan. Applicable Code listed below the Sheet Index – Please update the Model Code edition or omit it. Applicable Codes provided on the Title Block – Please update code to the current code edition or remove it. Apply to all plan sheets. Scope of Work: Please provide a complete scope of work that to be done under the subject building permit application. Please elaborate the scope of work to describe in detail of the proposed T.I. Directional sign complying with Section 703.5 that indicate the location of the nearest entrance complying with Section 11B-404 shall be provided at entrances that do not comply with 11B-404. Accessible route: Please show/provide detectable (truncated dome) between the pedestrian walk and vehicular (parking) area.Parking located adjacent to the pedestrian walk: Please show/provide wheel-stop where concrete curb is not provided. Please note on plan: All commercial cannabis facilities shall be equipped with mechanical ventilation in accordance with the City’s Mechanical Handout. Sheet ADA-1 & AD-2:Details shall be clearly cross-referenced onto the plan. Delete/omit detail that does not apply to the project. Accessible parking stalls Detail shall be reflect with site specific layout. Sheet A-1.2: Existing exterior wall at area 104: Please provide wall legend for existing wall. Please provide equipment keynotes information as shown on the floor plan. Please clarify whether all the equipment will be under this permit application or will be submitted under a separate permit. On the plan, please clearly show landing and maneuver space on both side of doors – show dimensions on plan. (11B-404.2.4)Exit through the rear yard: All required exits shall be continuous to a public way per Section 1009.2. Please provide/show gate/door. Gate/door shall be accessible to persons with disability – provide information. Please provide description for the C1D1 rooms – specify the functionality of the rooms. The fire-rated corridor shall be continue and terminated at the exterior wall – please show fire-rated wall and openings at the Distribution Entrance/lobby area. Doors located at fire-rated wall shall be protected – please specify fire-rated and smoke seal door. Electrical panels: Please relocate electrical panel away from the fire-rated corridor. Create a utility room/closet may be required. Please provide construction wall details for each wall type. Details shall be clearly reference detail onto the plan. Provide UL listed fire-rated wall assembly – specify UL listing number on the plan.Fire-rated wall shall be extended from floor/slab to roof/floor sheathing. Provide detail for fire-rated penetration. Please provide the following notes on the plan:
Egress doors/gates shall be readily openable from the egress ide without the use of a key or special knowledge or effort. (1010.1.9)
Openable parts of such hardware shall be 34 inches minimum and 44 inches maximum above the finish floor or ground.
The force for pushing or pulling open a door shall be 5-lb maximum.Operable parts shall be operable with one hand and shall not require tight grasping, pinching, or twisting of the wrist.Sheet A-2.2:Details shall be clearly cross-reference onto the plan where it’s applicable. Provide details for hard ceiling – show framings. Sheet A-3.1: Egress PlanExit door at the distribution entrance: Please relocate tactile signage to the latch side of door. Existing exit door at the distribution entrance: Please show exterior door landing dimension. (1010.1.6)
A readily visible durable sign posted on the egress side on or adjacent to the main exit door stating: “THIS DOOR TO REMAIN UNLOCKED WHEN THIS SPACE IS OCCUPIED”, is required. (1010.1.9.3) All required exits shall be continuous to a public way in accordance with Section 1009.2.Door 2 between corridor #2 and corridor #3: Please reverse door swing and relocate the exit sign to corridor #2 side, so that it can provide two (2) exits for the area located on the left side of corridor #2. Sanitation facility and Accessible RestroomsPlease provide plumbing fixture calculation in compliance with plumbing code showing the required fixtures. Please referenced to sheet A-2.1 for accessible restroom information. Water closet location: Please revise restroom plans to show water closet located at a distance of 17”-18”, measured from the center of water closet to the adjacent wall. Single accommodated restroom shall be provided with the following door symbol: Energy Conservation:Conditioned space: Please show building envelope and insulations required by the California Energy Code. Conditioned space: Please provide Title 24 Compliance forms. Structural:Please provide roof plan and framing information to show location of new roof top units and its support. Provide calculation and detail for roof top support and anchorage. Provide detail for new wall construction. Details shall be clearly cross-reference onto the plan.
