The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Public Works Agency approval (647-5039). - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. Sheet A2.1. Safety glazing is required on two #4 windows in the master bedroom. Glazing within 24-inch arc of either vertical edge of the door in a closed position and where the bottom exposed edge of the glazing is less than 60 inches above the floor or walking surface shall be safety glazed. [2019 CRC R308.4.2]. Sheet A2.1. Specify manufacturer’s name and ICC approval number for skylights. Sheet A2.1. Revise hallway to have 3 feet minimum wide between interior walls. (R311.6) Sheet A2.1. Bedroom #2. Sleeping rooms must have a window or exterior door for an emergency exit, bottom of the clear opening not more than 44 inches above the floor, 5.7 square feet (Exception: 5.0 square feet at grade floor) of openable area, 24 inches clear opening height, 20 inches clear opening width and shall open directly into a public street, alley, yard, or exit court. Sheet A2.3. Not less than 40 percent and not more than 50 percent of the required ventilating area is provided by ventilators located in the upper portion of the attic. (R806.2 exception 2) Sheet A2.3. Show ventilators on the roof plan. Upper ventilators shall be located not more than 3 feet below the ridge or highest point of the space, measured vertically. (R806.2 exception 2) Sheet A4.1. Please enlarge the utility plan. (1/4” = 1’-0” scale recommended) STRUCTURAL Sheet S1.2. Provide special inspection for concrete which strength is greater than 2500 psi. Sheet S2.0 and structural calculation. When a diaphragm is idealized as flexible, the diaphragm shear force shall be distributed to the vertical resisting elements based on tributary area: (SDPWS Chapter 4) Provide a complete and consistent grid system with grid lines for each lateral line of resistance on structural framing plans. The tributary area on grid line 1 shall include the original tributary area in the existing house on this line of support, in addition to the tributary area from the new addition. Please revise design. Design and provide lateral force resisting system on the edge of the diaphragm. Sheet SD1. Refer to comments marked on the several structural details.
