The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. This project is in a special flood hazard area designated on the flood insurance rate map (FIRM) as zone A or AE. This zone requires that the lowest finish floor elevation (including basement) of the structure shall be at (or above) base flood elevation determined by a hydrology study for the A zone, or at (or above) the base flood elevation specified for the AE zone, on the flood insurance rate map. All elevations must be referenced to the National Geodetic Vertical Datum. Reference should be made to the Flood Plain Management Ordinance, Santa Ana Municipal Code, Chapter 7, for complete requirements. Drawings shall show compliance with said ordinance including noting flood zone and finish floor elevation." Note on plans: "A Federal Emergency Management Agency National Flood Insurance Program ELEVATION CERTIFICATE shall be completed by a California Licensed Land Surveyor or California Registered Civil Engineer who is authorized to practice land surveying. The completed ELEVATION CERTIFICATE must be submitted to the Building Inspector at the time of foundation inspection, and a final certificate must be submitted at the time of final inspection." Provide Elevation Certificate along with supporting documentations to determine the base flood elevation (BFE). 2nd Review Comment: No response nor documentations are provided. Please comply with the FEMA requirement above. Reminder:Final plans shall be stamped, signed and dated by the engineer of record. Sheet A1 & A2: North wall of the building: Wall located less than 5-ft from the property line shall be protected with one-hour fire-rated wall. Please specify one-hour wall and provide detail construction for the one-hour wall assembly. 2nd Review Comment: on the floor plan, please clearly indicate one-hour wall and revise detail 3/A5 to show 5/8” type ‘X’ on the interior side of wall and extend it to the roof sheathing. Weather protection above the entry door is recommended. 2nd Review Comment: Please show/provide awning or roof cover at entry door for weather protection. Structural comment: New interior wall: Please provide detail for new non-bearing wall to show connection at slab and ceiling. 2nd Review Comment: Referenced to detail 4/A4 was not applicable. Please revise detail callout as 3/A4 for new interior wall. Foundation: Please provide detail for post-installed anchor bolt. Details shall be clearly cross-referenced onto the plan. 2nd Review Comment: Detail 2/A4 – Please revise detail to show existing concrete stem wall (curb) with sill plate. Detail 1/A4 called out at the new wall in the existing garage door opening was not applicable. Please provide detail to show new footing. 2nd Review Comment: Plan was not revised. Please comply with the original comment above. Please provide shear wall at all exterior wall; using braced wall per CRC or provide engineering. 2nd Review Comment: Please provide shear transfer details and clearly cross-reference onto the plan.
