All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.All drawings and supporting documents shall be prepared, stamped and signed by a California licensed architect or registered civil engineer. CBC Sections A106.1 and A106.3.4.1.Please refer to red marks on the drawings for additional plan check comments. Revise drawings to show compliance.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans
should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840).
- Public Works Agency approval (647-5039).The permit value shows $5,000 appears too low. Submit a signed copy of the contract showing labor and materials for all work to be done under the subject building permit application. The plan check engineer may accept the contract price as the valuation of improvements for unique/unusual projects in lieu of using a cost per square foot basis.Due to the extensive unpermitted work and building appears structurally unsafe, all existing structures on site must be complied with current code and have building permit. Submit complete architectural, structural, energy, CALGreen for all structure/buildings including site. Submit separate electrical, plumbing and mechanical plans for review and obtaining EMP permits. As an option, you may choose to remove unsafe structures.Applicable Codes: Add a note that the applicable Codes are: 2019 CBC, 2019 CPC, 2019 CMC, 2019 CEC, 2019 Energy Code, and City of Santa Ana Municipal CodeScope-of-Work: Show the complete description of the Scope-of-Work on the paper permit application and on the title sheet.All the proposed work and previous code violation must be addressed under this permit. Plan review is subject to the Scope-of-Work on the permit application and any work not part of the Scope-of-Work (Project Description) shall be deleted or marked as “Existing”.Schedule an appointment for scope of work changes. Please contact Ivan Orozco with Planning at 714-667-2763.Clarify the type of construction on plan. The building one is constructed in wood, type III does not apply to building #1. Classify type of construction on plan for each building/structure.In addition to plumbing fixture, clarify which unpermitted existing restroom(s) is to be removed on plan.Provide a wall legend indicating whether the wall is:
- Existing, new, or to be removed
- A fire-resistive assembly
- Bearing walls versus non-bearing partitions
Submit fully dimensioned plot plan (after demolition) including:
Dimension distances from building(s) to all property lines, street centerlines, and adjacent existing or proposed structures on the site.
Show the size, use, occupancy, and type of construction of all existing buildings on the site.
Show all interior assumed lot lines, any designated flood plains, open space easements or development-restricted areas.
Frontage Increase (CBC 506.3): Clearly delineate any frontage used to justify allowable area increases.
Width of front, rear, and side yards. Clear width is measured from property line to building face or edge of floor overhang or edge of overhang of usable space below roof, canopy, porch, or covered walks.
Landscape, hardscape, parking stalls, sidewalks and all structures.
Location of the tenant space within the building.
Accessible parking stall dimensions and details. (CBC 11B-208, 11B-502)
Show on the site plan accessible routes that comply with the following: At least one accessible route shall be provided within the site from accessible parking spaces and accessible passenger loading zones; public streets and sidewalks; and public transportation stops to the accessible building or facility entrance they serve. Where more than one route is provided, all routes must be accessible. (CBC 11B-206.2.1)
Finish grade around the structure/addition shall slope away from the foundation a minimum of 5% for a minimum distance of 10 feet. Include a note on the site plan or show on a foundation detail. (CBC 1804.4)Submit drawings including complete building code analysis to Building Department for preliminarily review of this project. The analysis shall include but not limited to:Allowable building height per CBC Table 504.3 and Table 504.4Area tabulation justifying floor area(s) of building(s) (CBC Sections 503, 506, 507, and 508 and CBC Table 506.2)Fire Sprinkler System (State purpose of sprinkler system, for example, area increase under CBC Table 506.2, required by CBC Section 903 for type of occupancy, etc.)Number, width, and purpose (cite code section) of yards requiredExit plans including means of egress to public wayShow the required wall and opening protection requirements for the existing building will be maintained. Show compliance with the following code: CBC 503.1.2, 705.5, Table 601, Table 602, and 705.8, Table 705.8.Provide a fully dimensioned floor plan, drawn to scale, showing the size and use of all rooms or areas within the space being improved, modified, altered or converted to a different use/occupancy class.Indicate use of all adjacent suites or spaces. Show any existing area separation walls, occupancy separation walls, shafts or rated corridors. Identify and provide construction details for all new fire rated walls. (CBC 508)Provide architectural building elevations on 4 sides and building cross sections at least two on each longitudinal and transverse direction.Provide structural plans and calculation for all buildings, including Building #1, office building, restrooms and 2300 sf. shed.Corrections on the 8 feet tall fence:Provide pedestrian gate. Exiting from any occupied point in a building or structure on the subject site must be continuous, unobstructed, and undiminished to a public way. This includes gates to provide egress behind the fence which must show compliance with CDB Section 1010.2. Revise drawings to show compliance. (1028.5 and 1022.1)Structural calculation page 4.
