All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. - Provide a fully dimensioned site plan.
- Disabled access compliance must be shown on the site plan.
- Show all property lines of record on the site plan.PC2:Sheet A100. Revise sheet index to match sheet number and description on all sheets. Two HC101 sheets are labeled. Change one sheet to HC102.
Sheet A100. Scope of work area. Indicate suite number for each floor.
Sheet A101-A105. Label use and occupancy of all spaces.
Provide complete interior partition wall details (environamics symbio movable walls). Include the gauge, ICC approval numbers (for metal frame partitions), weight, and all top and bottom attachment details.
Sheet A101. Clarify the use and assign the occupancy of the Capistrano room. (A-3 for assembly use, B for office, etc).
PC2: Per revised plan, it is clear that this room is for assembly use and it is greater than 750 sf. The occupancy is A-3, not B. Revise occupancy group on plan.
If the Capistrano is for assembly use, fire separation may be required per CBC 508.4. may be required between A-3/B office. Provide fire barrier wall details (indicate the testing source) and make cross-reference into the plan. Fire-rated assemblies shall be per CBC Chapter 7, generic assemblies of Gypsum Handbook, or have a current ICC-ESR approval.
Sheet A101. Provide layout of the Capistrano room including furniture, movable partition, aisles and etc. Show compliance of the egress and accessibility requirements within the room complying with CBC Chapter 10 and 11.
Sheet A101-105. Show location and dimensions where the glass portion of the partition occurs or provide interior elevations.Detail 07/A300. Specify safety glazing and the thickness of the glass partition. (CBC 2406.4)EGRESSSheet A101. Provide occupant load calculation in the 961 sf. Capistrano room and review the direction of the door swing. Exit doors shall swing in the direction of exit travel when serving any hazardous area or when serving an occupant load of 50 or more. (CBC Section 1010.1.2.1)PC2: Per revised plan, Sheet A101. Please use 15 net to calculate occupant load. It is clearly that more than 50 occupant in this space. Revise door swing and occupancy load calculation.Sheet A201. Provide illuminated exit signs at each exit door in the Capistrano room.Provide and show tactile exit signs complying with Section 11B-703 and in accordance with Section 1013.4 at the exit access doors.PC3: Notes alone are not accepted. Tactile characters on signs shall be located 48 inches minimum above the finish floor or ground surface, measured from the baseline of the lowest Braille cells and 60 inches maximum above the finish floor or ground surface, measured from the baseline of the highest line of raised characters. Refer to Figure 11B-703.4.1. (11B-703.4.1).Sheet A101 and A103. CBC Section 1004.3, Posting of occupant load. Every room or space that is assembly occupancy shall have the occupant load of the room or space posted in a conspicuous place, near the main exit or exit access doorway from the room or space. Posted signs shall be of an approved legible permanent design and shall be maintained by the owner or authorized agent.PC2: Signs are required in the Capistrano room (suite 200), break room (suite 400).Note the following on the plans: “The means of egress, including the exit discharge, will be illuminated to a level of not less than one foot-candle at the walking surface at all times the building space served by the means of egress is occupied”.Note on the plans: “Exit signs shall be internally or externally illuminated at all times. Externally illuminated exit signs shall be connected to an emergency power system (batteries, unit equipment or an on-site generator) that will automatically illuminate the exit signs for a duration of not less than 90 minutes in case of primary power loss.”ACCESSIBLILTY

When adjusted construction cost is less than or equal to the current valuation threshold of $170,466.00 (2020) as defined in Chapter 2, Section 202, the cost of compliance with Section 11B-202.4 shall be limited to 20% of the adjusted construction cost and compliance shall be provided without exceeding the 20%. (Fill out Disabled Access Compliance Form and show improvements on plan if applicable)
PC2: Per Disabled Access Compliance Form, two existing storefront doors will be replaced with automatic sliding doors. Please:
Add them to the scope of work description on sheet A100.
Apply for building permit and relevant electrical permit at the next submittal in person at the building division counter.
On the plan, provide exterior door elevation.Planning approval is required.
On the plan, provide egress analysis to determine the number of occupant load serving by the new doors. The capacity, in inches, shall be calculated by multiplying the occupant load factor of 0.2 inch per occupant. (1005.3.2) OR prove that the new door opening width is equal or greater than the old ones.
On the plan, please clarify showing existing door dimensions and proposed door dimensions and location on plan. Show clear opening width and height of this door. Clarify if any structural design (e.g. enlarging existing door openings) will be proposed and submit for plan review.
On the plan, show the model number and show the certification to prove the door complies with CBC Section 11B-404.3 automatic door requirements.
On the plan, provide a note to list all code requirements of section 11B-404.3.
On the plan, show certificate that the door complies with CBC 1010.1.4.2 egress requirements.
On the plan, provide a note to list all code requirements of section 1010.1.4.2.
Delete or cross out accessibility details which do not apply to this project on sheet HC100-HC101 (HC102). Some reference only details are not updated to the 2019 CBC, please update them if they apply to this project. See redmarks on plan.Sheet A102. Specify the aisle width outside the 152 sf. new office (60” minimum width required).New doors shall be accessible. Show following compliance on plan:Handles, pulls, latches, locks, and other operable parts on doors and gates that are in a path of travel shall be operable with one hand and shall not require tight grasping, pinching or twisting of the wrist. (CBC 11B-309.4, 11B-404.2.7)Operable parts of door hardware shall be 34” minimum and 44” maximum above the finish floor or ground. (CBC 11B-404.2.7)Door openings shall provide a clear width of 32” minimum. Swinging doors clear opening shall be measured between the face of the door and the stop, with the door open 90 degrees.
