The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (714-647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (714-647-5840). -Public Works Agency approval (714-647-5039). -Santa Ana Unified School District (714-480-5349). PC2: Please complete part 1 of the school district fee worksheet and submit it back at the next submittal or you can email it to the building plan reviewer at wlee@santa-ana.org. Sheet A-1. Add the new 17 square feet porch to the scope of work description. Sheet A-1. Provide building information on plans: - Occupancy type: R3 / U - Construction type: Type V – B Sheet A-1. Add 2019 California Green Building Standards Code (CGBS) or CALGreen to the applicable codes. Sheet A-1. Update sheet index to include requirements of CALGreen codes. Sheet A-1. Show location of the new AC unit that serving the ADU on the site plan. If it is near the lot line, show distance from the unit perpendicular to the nearest lot line. PC2: Not resolved. Provide building Section drawings shall include following information: Building component assemblies (walls, roof, floors, foundations, etc.) Material sizes/type Attachment/relationship to existing buildings (where applicable) Height dimensions (top of finished grade, top of floor elevation(s), bottom of ceiling, top of parapets, etc.) Bottom of footing elevation PC2: Show item a, b, d and e on the detail. Show existing concrete stem wall at the bottom of the exterior wall. Indicate height of the existing stem wall. Notify the structural engineer to revise his foundation design to reflect the existing concrete stem wall condition. Sheet A-2. Identify new exterior wall for closing the garage door on the proposed floor plan. Sheet A-2. Increase the bedroom size to 70 sf. minimum (only 8.75’x7.75’=68 sf. as provided) (R304.1). Sheet A-2. The sleeping room in dwelling units must have a window or exterior door for an emergency exit, bottom of the clear opening not more than 44 inches above the floor, 5.7 square feet of openable area, 24 inches clear opening height, 20 inches clear opening width and shall open directly into a public street, alley, yard, or exit court. Window #1 does not comply with minimum 20” clear opening width. Sheet A-2. Remove window #1 in the kitchen. No opening is permitted along this exterior wall. (CRC Table R302.1(1)). Sheet A-2. Revise plans to indicate that a landing, with a width not less than the width of door and length in the direction of travel of not less than 36 inches, will be provided on each side of doors. The elevation of landing shall not exceed 1 ½ inch difference than the threshold of the doorway (7 3/4 inch if door does not swing over the landing or steps) in each direction. Revise plans at door #A and #D to show compliance. (CRC R311.3.1) Sheet A-2. Show minimum shower area of 1024 square inches finished dimension and ability to encompass a 30-inch diameter circle. (CPC 411.7) Sheet A-2. Add note to plan: Bathtub and shower floors and walls above bathtubs with installed shower head and in shower compartments shall be finished with a nonabsorbent surface. Such wall surface shall extend to a height of not less than 6’ above the floor. (CRC R307.2). PC2: Add this note to sheet A-2. In addition, revise shower note on A-3 to correct the nonabsorbent surface height from 70” to 6 feet minimum above the floor. Sheet A-2. Show 30-inch clear width for water closet compartments and 24-inch clearance in front of a water closet. Clarify the vertical clearance at the enclosed attic space in the building cross-section. For each enclosed attic space with a maximum vertical height greater than 30 inches, provide a minimum of 22 x 30 inches attic access. (CRC R807.1) If applicable, for an FAU located in the attic provide a minimum access of 22 x 30 inches, a 24-inch wide walkway, a 30-inch deep work platform, and electric light outlet adjacent to the furnace and switched by the opening. (CMC 904.11 & 305) Sheet A-2. Show location of heating equipment on the plans. (CRC R303.8) PC2: Not resolved. If heat pump is proposed, revise energy design for heating and cooling design. Sheet A-3. On the north elevation, show lot line and separation distance on the east side of the building. Remove the roof overhang. No overhang is allowed within 2 feet to the lot line (CRC Table R302.1(1)) Sheet A-4. Callout attic vent locations, sizes and types on plans. Provide attic ventilation calculation to show minimum ventilation is provided. (CRC R806.2) PC2: Clarify the eave vent location to match the design or revise design to remove eave vent. Sheet A-3. Clarify on plan if the existing roof covering on the garage to remain. Sheet A-3. Specify ICC ESR approval number for the new roof coverings. (e.g. covered porch) PC2: The UL790 is not a test report. Provide make, model and test report number for roof covering on plan. Sheet A-3. Revise all building elevations to clarify the finish floor elevation that is 8 inches minimum above the finish grade. ENERGY Sheet T-24-1. Revise page 3 of the CF1R form to correct the SIZE and OREINTATION of the glazed area per revised architectural design. (e.g. remove windows, enlarge window for emergency egress, missing glazed French door #D, etc.) See red lines on the drawings and see revised floor plan. PC2: According to the conversation with the building designer, please revise the energy design for heating and cooling by using heat pump. Please update the address to “906 ½ E Santa Clara Ave” on item 03 of the CF1R page 1.Revise T-24 sheets. GREEN The mandatory provisions of 2019 CALgreen Chapter 4 shall be applied where the addition or alteration increases the building’s conditioned area, volume, or size. Show compliance on plan and provide 2019 CALGreen residential mandatory measures on plan. STRUCTURAL According to the conversation with the building designer, there are existing concrete stem wall around the perimeter of the existing garage and will be remain in place. Please revise the exterior wall footing detail to show anchorage to the existing concrete stem wall. To infill the existing garage door with a new shear wall between the old wall and new garage door opening. Provide separate detail to show the sill plate and holdown anchorage at the existing concrete stem and at the infilled portion of the garage door. On new detail 16/SD2, provide nailing or fasteners between roof diaphragm and the 2x blocking for shear transfer. END OF COMMENTS
