Previously approved plans should be submitted to expedite the process. - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039)Sheet A.2:Mezzanine Suite A: Please revise plan to specify breakroom instead of kitchen.Mezzanine Suite A: Per our inspection record, the existing stairway is a noncompliance existing stairway. Hence, existing stairway shall be modified to show compliance with Section 1009.3 and 1011.1, and 11B-504; and handrails shall comply with 1014.1 and 11B-505. 2nd Review Comment: No response provided. Please provide the following: Referenced detail 2 on sheet A.4: Please revised plan to show/provide minimum 36” clear access at top of the stairway landing (measured perpendicular to the existing wall to the projection of the stairway. Please provide details for contrasting stripe per 11B-504.4.1. Interior stairs shall have the upper approach and lower tread marked by a stripe providing clear visual contrast. The stripe shall be a minimum of 2 inches (51 mm) wide to a maximum of 4 inches (102 mm) wide placed parallel to, and not more than 1 inch (25 mm) from, the nose of the step or upper approach.Mezzanine Suite A: The maximum egress travel distance for the 1st floor above grade shall be limited to 75-ft. Please revise plan accordingly. Mezzanine Suite B: Please revise plan to specify breakroom instead of kitchen. Mezzanine Suite B: Please show exit sign at the second stairway. 2nd Review Comment: Please provide exit sign at both sides of the door between breakroom and the open office area, and at the second stairway leading down to the warehouse below. Mezzanine Suite B: Exist through the warehouse below - Egress from a room or space shall not pass through adjoining or intervening rooms or areas. Please provide stairway enclosure with a direct exit to the outside. (1016.2)2nd Review Comment:Where such adjoining rooms or areas and the area served are accessory to one or the other, provide a discernible path of egress travel to an exit.First Floor Suite A & B: Please show egress plan. Coordinate and revise egress paths (dotted lines). 2nd Review Comment: Upon reviewed the revised plan, the following requirement are required for Suite B – Breakroom – Please use load factor of 15 when calculating occupant loads for the breakroom area. The combination of occupant load from mezzanine and ground level are exceeding 30 occupants; hence, the hallway shall be designed as rated corridor in accordance with Section 1020 and shall be terminated at an exit. First Floor Suite A: The maximum egress travel distance for the single exit is limited to 75-ft. On the plan, please show egress path of travel and distance. 2nd Review Comment: Please provide the following: The travel distance should be measured in a straight line along the walls (cannot be measured diagonal). Please label the use of space at the open space located adjacent to the office 5. Conference room or breakroom shall be use load factor of 15 when calculating occupant loads. Without sprinkler, occupant load less than 30 occupants, maximum travel distance not exceeding 100-ft may be allow per Table 1006.2.1. When two exits are required, they shall be placed a distance apart equal to not less than one-half of the length of the maximum overall diagonal dimension of the building or area to be served measured in a straight line between them.Where two exits are provided, they shall be placed a distance apart equal to not less than one-half of the length of the maximum overall diagonal dimension of the building or area to be served measured in a straight line between them. On the plan, please specify/provide door schedule including door hardware. 2nd Review Comment: No response provided. Please specify door on plan and provide door schedule (existing and new). Suite A & B: Existing Restrooms shall be accessible to persons with disability. Please provide enlarged restroom plans and details to show compliance with 11B-Division 6. 2nd Review Comment: Restroom plans provided on sheet A.4 were insufficient. Please revise plan to show floor required clear space for each fixtures (water closet, wheelchair turning space, etc.). Clearance around a water closet shall be 60 inches (1524 mm) minimum measured perpendicular from the side wall and 56 inches (1422 mm) minimum measured perpendicular from the rear wall. A minimum 60 inches (1524 mm) wide and 48 inches (1219 mm) deep maneuvering space shall be provided in front of the water closet.Show 60” turning circle within the restroom. Restroom door shall not encroach more than 12” into the 60” turning space. Where restroom is not fully accessible complying with 11B-Division 6, a directional sign shall be provided giving direction to the accessible restroom.
