The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700).
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
Sheet T1.0:
Side Notes: PV system is required – Please revise note to specify PV system is required (not if).
Specify on plan: Minimum ________(KWdc) photovoltaic system will be submitted under a separate permit and shall be issued prior to building frame inspection request.
Project Data: Please specify whether existing building is equipped with Fire Sprinkler or not.
Project Data: Please specify if new ADU will be equipped with Automatic Fire Sprinkler or not.
Please revise job address to the half address (2402-1/2 S. Manitoba Dr.) for the proposed ADU.
Please note on plan: Mechanical, Electrical, and Plumbing are not part of this review and approval. MEP are subject to field inspection.
Sheet SP.1:
California Green Code and Energy Conservation Notes were not up to date. Please revise notes to show compliance and reflect with the current code edition, 2019.
Sheet SP.2:
Please show walkway to the proposed ADU entrance.
Drainage plan was incomplete. Please revise plan to show to following information, but no limited to:
Drainage slopes and flow patterns
Drainage system such as swales, french drains, water collection and disposal system, etc.
Drainage plan shall indicate how the site grading or drainage system will manage all surface water flows to be diverted away from buildings and adjoining property lines, in accordance with all applicable codes
The grade shall fall not fewer than 6 inches within the first 10 feet from the foundation wall (5%). Where lot lines, walls, slopes or other physical barriers prohibit 6 inches of fall within 10 feet, drains, or swales shall be constructed to ensure drainage away from the structure. Impervious surfaces within 10 feet of the building foundation shall be sloped not less than 2 percent away from the building.
Sheet A1.0:
Proposed Floor Plan: Please revise wall type to match with Wall legend (new wall).
Window 1 adjacent to the entry door shall be tempered glass.
Sheet A1.1:
On the plan, please specify roofing material. Cool roof is required per Title 24 Calculation. Please specify CRRC number on the plan.
Sheet A1.2:
Building Sections: Please revise building section to show roof insulation on the underside of the roof deck, per Title 24 Calculation.
Detail 3/A1.2: Please revise detail to show/provide minimum 8” separation between sill plate and finish grade.
Detail 3/A1.2: Detail showed R-21 wall insulation – please check if the R-21 could fit into the 2x4 wall studs. Revise detail as necessary.
Sheet EP.0:
On the plan, please provide/show method of whole house ventilation in compliance with ASHRAE Standard 62.2.
Please show/provide an exhaust fan in the bathroom.
Provide exhaust fan at the kitchen area (100 CFM minimum).
Structural Review Comment:
Sheet SN-1: Design Criteria – Please include the weight of the PV system on the plan. Revise calculation and plan as necessary.
Roof framing plan: Please show 7”x9.25” Ceiling beam CB-1 extended to the interior supporting post.
