The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700). -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). Given the projects scope of work, use and occupancy (Assembly occupancy); a California Licensed Design Professional is required to oversee the design of plans and supporting documents. All required construction documents shall bear the stamp, date, and signature of the Licensed Design Professional in accordance with Sections 5537 and 6737 of the California Business & Professions Code. Due to the new addition to the existing building, justify the construction type(s), building height and size of the proposed addition (and existing) through an Area Analysis in accordance with Chapters 5 and 6 of the California Building Code. Accessory occupancies to the main occupancy: Aggregate accessory occupancies shall not occupy more than 10 percent of the floor area of the story in which they are located and shall not exceed the tabular values for nonsprinklered buildings in Table 506.2 for each such accessory occupancy. The proposed patios located less than 10-ft from the property line shall provide the following: No opening is allowed along the wall facing the property line. At least one-hour fire-rated wall shall be provided for the exterior wall. Show one-hour wall and provide detail construction for one-hour wall assembly. (Table 602) Parapet complying with Section 705.11.1 shall be provided on the patio wall, where fire-rated exterior wall is required. (705.11) Sheet A-4: Minimum ceiling height (measured to the bottom of the beam) shall be 7’-6”. (1003.2) Knee-braces: Knee braces shall not protrude into the 80” clear headroom; the 80” shall be measured from the finish floor/walking surface to the lowest point of the knee-brace. (1003.3.1) Sheet A-5: Detail C: Please revise detail to provide blocking between existing wall studs and a continuous 2x ledger. The 2-16d nails connection for the knee-brace was insufficient. Provide calculation for the connection. Structural calculation: Lateral seismic calculation – Please revise calculation to use R = 1.5.
