Please see corrections on submitted plans. Red marked set must be returned with revised plans. Plans resubmitted without the red markup set may result in delayed review time and additional plancheck fees.
This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
-Grading Permit. Application is made through the Building Safety Division (647-5800) and the
plan review is by the Public Works Agency (647-5039).
Complete the Part 1 of the school fee work sheet (attached to this letter) and submit it back to Building Division at the next plan check submittal.
Sheet A-000. There are two building permits submitted on the same package. On the cover sheet, please provide separate description of the scope of work under each building permit number (101106359-ADU; 102106358-legalize unpermitted work in the main house). For 102106358 permit, please itemize all unpermitted work to be legalized (remove or obtain permit)
Sheet A-000. Specify on plan if the building is equipped with Automatic Fire-Sprinkler system on the cover sheet. Note: Fire sprinkler maybe required in the new addition if any addition to existing building that has fire sprinklers installed.
Sheet A-000. Specify on plan if the NEW ADU is equipped with Automatic Fire-Sprinkler system on the cover sheet.
Sheet A-000. Add note on the first sheet that “Solar permit issuance is required prior to perform framing inspection”.
Provide the following on address number:
Show the location of the address number on the site plan. The address number shall be legible and placed in a position that is visible from the street or road fronting the property.
The address number shall be Arabic numbers or alphabetical letters.
Numbers shall not be spelled out.
Each character shall be not less than 4 inches in height with a stroke width of not less than 0.5 inches.
Indicate on plan which window or windows are to be legalized in the main house. Are all windows to be legalized? Please clarify on plan.
Provide energy design for the main house to show window alteration in compliance with 2019 California Energy Code.
Provide structural engineering design and detail for interior demolition with plans. Structural calculation is required for removing load-bearing walls or lateral braced walls (shear walls).
In the main house, provide smoke alarms in each sleeping room and vicinity area outside each bedroom. [2019 CRC R314].
In the main house, provide carbon monoxide alarms outside all sleeping rooms and at each level onthe floor plan. [2019 CRC R315].
Sheet A101. Provide roof notes on this plan. Copy roof note #50-55 from sheet A102 into this sheet.
Sheet A101. Provide a minimum opening of 100 square inches for makeup air in the door or by other approved means in a dryer compartment [2019 CMC 504.3.1].
Sheet A101. Bath 1. Show receptacle outlets on plan at the following location. Bathrooms and powder rooms are required to have at least one GFI receptacle outlet within 36 inches of each lavatory. [2019 CEC 210.52(D)].
Sheet A102. In the building section, revise the roof/ceiling insulation to R38 minimum.
Energy
Revise title block on the ADU energy design sheets for correct ADU address: 1614 ½ W 9th St.
Provide energy design for windows alteration on the main house to justify the previous unpermitted windows alteration complies with 2019 CEC.
Green
Provide complete CALGreen requirements on the submitted plan (24”x36” paper). The complete checklist can be found on the AIA website: https://aiacalifornia.org/calgreen-checklists/
STRCUTURAL
Title block on all structural sheets and calculation page #1. Revise the address to “1614 and 1614 ½ W 9th St.” due to the main house and ADU are under separate addresses.
Indicate the design criteria and soils parameters, name of the firm responsible for the soils report and the date and number of the report on plan.
The geotechnical report requires foundation excavations to be reviewed by a geotechnical engineer. Note on the foundation plan "Prior to requesting a Building Safety Division foundation inspection, the geotechnical engineer shall inspect and approve the foundation excavations." (1803)
Have the consulting geotechnical engineer review and approve the foundation plans. Submit a statement from the soils engineer indicating that he/she has reviewed the foundation design and plans and found that they are in conformance with the soils report recommendations. (1803)
Sheet SD1. Detail 11. Indicate where the shot pin design is specified in the note. It is not clear to refer it to the entire sheet S0.
Sheet SD2. Detail 5. Revise nailing at the ceiling overlapping to have sufficient capacity to transfer the ceiling tie force. Match the nailing on detail 2.
Revise continuous footing depth to 24” below the lowest adjacent grade per soils report.
Revise spread footing depth to 24” below the lowest adjacent grade per soils report.
Revise slab thickness to 5” minimum per soils report.
Per soils report, capillary breaks are required below the concrete slab: 4-inch thick base of ½-inch or larger clean aggregate shall be provided with a vapor retarder in direct contact with concrete.
Corrections apply to the main house due to unpermitted work:
There are two openings in the interior walls and unpermitted window alteration, please evaluate the existing house. Provide structure investigation statement on plan AND relevant structural design and details if any structural alteration occurs.
