This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
The permit valuation shows $3,000 appears too low for enclosing the existing patio and new patio cover. Submit a signed copy of the contract showing labor and materials for all work to be done under the subject building permit application. The plan check engineer may accept the contract price as the valuation of improvements for unique/unusual projects in lieu of using a cost per square foot basis.
Sheet CV1.0. Revise flood zone from X to A.
Sheet A1.0. An emergency opening leading directly to outdoors (not to the enclosed patio) is required for bedroom #3. Provide window specification to show compliance:
Sleeping rooms must have a window or exterior door for an emergency exit, bottom of the clear opening not more than 44 inches above the floor, 5.7 square feet (Exception: 5.0 square feet at grade floor) of openable area, 24 inches clear opening height, 20 inches clear opening width and shall open directly into a public street, alley, yard, or exit court.
Sheet A1.0. Provide dimensions showing each wall pier length and opening length on the enclosed patio.
Sheet A1.1. Provide method of drainage to prevent water being accumulated on the interior side of the west wall of the enclosed patio. Plan shows solid walls with 3 windows will cause the water to stay.
Refer to sheet A2.0. Enclosed patio. The open or glazed area of the longer wallis not less than 65% of the area below 6’-8”. The required open or glazed area = 27’x6.67’x0.65=117 sf. The three type B windows on the west wall of the enclosed patio does not comply (60 sf.). Revise design. (AH103.1)
STRUCTURAL
Enclosed patio design:
Revise building width and length in the wind and seismic structural calculation to match the plan (27’x15’).
Provide structural calculation to justify the roof rafters: 2x6 #2 @ 16” on center with 15 feet span. Revise plan if needed.
Provide lateral calculation and lateral support details on plan to resist the minimum seismic and wind load per CBC Chapter 16.
Justify the existing exterior common wall in between enclosed patio and house to support the additional lateral force from the tributary area of the enclosed patio. Provide design and detail if any retrofit to the existing lateral force resisting system.
Revise framing plan and foundation plan to show construction information of the enclosed patio. Specify all structural members, lateral supports, and connection details. Plan shows an open patio in this area which is not correct.
Provide design and detail at the open patio and the enclosed patio connection. Show method of connection of the open patio to the enclosed patio wall.
Detail 01/SD.1 showing double walls which does not apply to this project. Please revise the detail in accordance with framing plan.
Sheet S.1. Clarify what is the hatched continuous footing? Clarify the existing post footing and new wall footing on plan. Provide footing legend.
Detail 03/SD.1 applies to new construction, however, this is a conversion of an open patio to an enclosed patio with adding new exterior walls. The existing slab (with vapor barrier?) is to remain in place per plan. Revise detail 03/SD.1.
Show new exterior wall anchorage details to support out-of-plane wind load. Detail 03/SD.1 is not correct.
OPEN PATIO
Provide structural plans, connection details and calculation for the open patio to resist gravity and lateral force. No design is provided on the drawings.
