The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. -Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039). This project is in a special flood hazard area designated on the flood insurance rate map (FIRM) as zone A. This zone requires that the lowest finish floor elevation (including basement) of the structure shall be at (or above) base flood elevation determined by a hydrology study for the A zone on the flood insurance rate map. All elevations must be referenced to the National Geodetic Vertical Datum. Reference should be made to the Flood Plain Management Ordinance, Santa Ana Municipal Code, Chapter 7, for complete requirements. Drawings shall show compliance with said ordinance including noting flood zone and finish floor elevation." Note on plans: "A Federal Emergency Management Agency National Flood Insurance Program ELEVATION CERTIFICATE shall be completed by a California Licensed Land Surveyor or California Registered Civil Engineer who is authorized to practice land surveying. The completed ELEVATION CERTIFICATE must be submitted to the Building Inspector at the time of foundation inspection, and a final certificate must be submitted at the time of final inspection." The provided Elevation Certificate was incomplete. Please provide/specify the established base flood elevation. Reminder: Please coordinate the base flood elevation with the grading plan. Sheet A-1: Photovoltaic system is required for all newly constructed low-rise SFD including detached ADU, and Multifamily buildings. On the plan, please specify minimum system size (in KW) in accordance with the Title 24 calculation. (Section 150.1(c)14; 150.1(b)(1)) Add note on the coversheet: Minimum 1.87(KWdc) photovoltaic system will be submitted under a separate permit and shall be issued prior to building frame inspection request. Reminder: Please transfer the handwritten notes onto the electronic file prior to reprint. Note on plan: Mechanical, Electrical and Plumbing (MEP) are not part of this plan review and approval. MEP are subject to field inspection. Sheet A-2: Please specify tempered glass for the sliding door. On the plan, please show location of the stack washer/dryer, per keynote #19. Sheet A-3: Detail 4/AD-1 called out at the south (front) wall was not applicable. Please provide/show an exhaust fan in each bathroom. Please show/provide a whole-house ventilation in compliance with ASHRAE Standard 62.2. Receptacle outlets at kitchen island counter must be protected with GFCI. Note on plan: All branch circuits supplying receptacles in residence, except bathroom and garage, shall be protected by a listed arc-fault circuit interrupter (AFCI). Sheet A-4: Exterior Left Elevation: Please revise elevation to show the transition between the higher ridge line to lower ridge line. See roof lines on the roof plan. Sheet A-5: Attic insulation: R13+R30 insulations are required in attic at roof rafters and at ceiling joists, per Title 24 calculation. Please revise building section to show insulation in accordance with the Title 24 Compliance form. Sheet S1: Roof framing plan Ridge beam is required over the bathroom, over the bedroom hall, and over the front bedroom (110), where no ceiling ties are no longer available. Please provide ridge beams and show support. Shear wall panel at line A, and line D: Please show hold-down at each end of shear wall panel.
