Please call (714) 647-5830 for an appointment.Submit plans to the Orange County Fire Authority (OCFA) for review. Sheet A0.1 The Vendor Specifications are printed on an 8 ½ x 11 booklet. Remove Vendor Specification under Sheet Index. On the third sheet, revise the sheet number to A1.2 at the bottom right-hand corner of the title block. Sheet A1.2 Detail One (item 3 – 8) Specify the actual door size. Detail shows 3’-1” between the vertical posts, but the egress legend shows 33” for the door width. Building code requires the width of doorway with a minimum clear opening of 32 inches. The clear opening width is measured between the face of the door and the stop, with the door open 90 degrees. The 33-inch door width would not meet the requirement. Specify on plan the door-opening force per CBC Section 1010.1.3. Provide a kick plate at the bottom of the door. See CBC Section 11B-404.2.10 for details. A note indicates a 2 ½” tube steel horizontal at 8” on center, typical. Do you mean vertical posts at 8 feet on center? Provide the following for exit signage: Illuminations: Are the exit signs internally or externally illuminated? Provide notes. See CBC Section 1013.5 for internally illuminated exit sign requirements. See CBC Section 1013.6 for externally illuminated exit sign requirements. Identify all exit sign locations on the egress plan. Provide details and notes for tactile exit signs. See CBC Section 1013.4. Provide notes for power source requirements per CBC Section 1013.6.3. Egress Plan Provide detail on the egress gate. Gates used as a component in a means of egress shall conform to the applicable requirements for doors. Egress plan shows an occupant load factor of 50 at the wave machine. The calculated occupant load is 52. It seems like an overestimate. It appears only one or two participants ride the wave machine at a time. Egress plan shows an occupant load factor of 50 at the snow hill. The calculated occupant load is 125. On page 3 of the Layout Operations and Capacity section, the capacity calculations implies one person rides the snow hill with an average time of one minute and 30 seconds. It seems to imply that only one person would occupy the snow hill area at a given time. The calculated occupant load of 125 seems like an overestimate. Provide an estimate of occupant loads for participants queuing for the wave machine and snow hill. Use a conservative estimate. Do not apply social distancing as calculations. The outdoor assembly area is shown as a circle on the plan. The circle has a floor area of 5,027 square feet. The calculated occupant load is 335. On page 3 of the Layout Operations and Capacity section, it states the viewing and dining area of 11,700 square feet and a 780 occupant load. Verify the discrepancy. Sheet A1.1 Keynote #26 – Container Storages Provide the following notes from LABD Bulletin number P/BC 2020-104 on the plan. Section C item #2 Section D item #2, #4 and #5 Section E item #1, 2, 3, and 4 Section F item #1 Keynote #27 – Fabric Structure Provide details for the fabric structure. Show the foundation anchor detail on the plan. Keynote #9 – Main entry and exit fabric structure Provide details for the fabric structure. Show the foundation anchor detail on the plan. Accessibility An accessible route from the existing accessible parking space to the entrance is shown. However, the dashed line appears to be on the base layer of the drawing and the light color is barely visible. Darken the dashed line to make it more visible. Show accessible routes from the entrance to the unload area of skate park, wave machine, restrooms, snow hill, performance stage, and audience area. Show wheelchair spaces and turning space at the unload areas. See CBC Section 11B-1002.3 for details. Keynote #28 and #19: The vendor specification book does not show any technical drawings on accessible features. Provide restroom shop-drawings from the manufacture that is fully accessible compliant. See CBC Chapter 11B-Division 6 for all technical requirements. Sheet S1.1 Provide accessibility notes for the platform lift. Copy and paste CBC Section 11B-410. 1 through Section 11B-410.8 on the plan. Comments on the Vendor Specification Book On page 2, change the project location to Santa Ana. On page 3, change the project location to Santa Ana under Project Summary. On page 3, the structure was reviewed for 67 mph wind speeds. The basic wind speed design in City of Santa Ana is 110 mph. Revise design calculations as necessary. Page 4 shows wind design input. Where are the uplift calculations and design?
