The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). Sheet A-1: Note on plan: All concealed work installed without permits must be exposed for inspection to the satisfaction of the Building Inspector. This includes methods of attachment and all footings, structural members, mechanical, electrical, plumbing and insulation. Occupancy group: Please revise occupancy group as R-2 in accordance with Chapter 3 of CBC. Sheet A-2: On the plan, please clearly show new walls (new constructions) for the restored works. Provide Wall Legend. Specify door sizes for the restored doors. Show dimensions for the restored area including walls, wall openings, and stairways. Interior stairways: wall between stairwell and adjacent residence shall be protected with minimum one-hour fire-rated wall. Please specify fire-rated wall on the plan and provide construction details. Details shall be clearly cross-referenced onto the plan. Stairways: Please provide the following information for the stairways (CBC 1011) Show minimum clear width of the stairway Provide stairway section to show 6’-8” clear headroom above the stairway. Show dimensions of rise and run of stairways on plans. Provide minimum 48” landing at top and bottom of stairway. Provide handrails on both sides of the stairways in accordance with Section 1014. Provide details. On the plan, please provide/show guardrails information for the exterior decks. Guards shall be 42” in height. Guards shall not have openings which allow passage of 4” diameter sphere. Sheet A-3: Provide construction and finishing details. Detail shall be clearly cross-referenced onto the plan. Roof cover over the deck: Please show minimum ceiling height. Specify wall and roof material. Structural Review Comment: Structural plans and details were not provided. Structural plans including foundation plan, and calculations are required for the proposed works. Provide floor framing plan to show existing and new (restored) stairways. Show support of the existing floor. Provide stairway framings and details. Provide framing and details for the porch, decks and exterior stairway. Provide vertical and lateral support for the exterior stair and decks. Plan was incomplete. Plan review will continue at time of resubmittal and additional comments will be required.
