The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
Sheet A3:
One-hour fire-rated wall is required between two living unit. Please show one-hour wall between the proposed ADU and existing house. Provide detail construction of one-hour wall assembly and clearly cross-reference detail onto the plan.
2nd Review Comment: Response was incomplete. On the plan, please clearly show one-hour wall between the existing house and new ADU. One layer of 5/8” type ‘X’ gypsum board shall be provided on both sides of wall and shall extended from foundation/slab to the underside of roof.
ADU shall be provided with at least one egress swing door, with minimum 32” clear opening (3068 door). Sliding door is insufficient.
2nd Review Comment: Window schedule #10 did not match with window size called out on the floor plan. Please coordinate and revise window schedule.
Also, please provide tempered glass for living room window located within 24” of door.
Sheet S-1:
Please provide detail to show shear transfer between the existing roof and plywood shear wall.
2nd Review Comment: Please provide detail shear transfer of new shear wall to existing top plates.
