Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used. Please see corrections on submitted plans. Red marked set must be returned with revised plans. Plans resubmitted without the red markup set may result in delayed review time and additional plancheck fees. All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered professional engineer. (CRC R301.1.3, CBC 107.1 and 107.3.4.1). This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. Please make an appointment with planning and building permit staff at the next submittal to apply separate building permit for legalizing the unpermitted patio cover: 40 sf. and 221 sf at the main house. Building permit application must be done prior to next plan check. It is ok to include structural design for the patio covers on the ADU submitting package. Planning approval is required prior to building plan check for proposed patio covers. (note that drawing title blocks must show each building address applying to each building permit) Assign different sheet numberon energy design. T24 are duplicated on two sheets. Revise sheet index to identify each sheet. Sheet A-1 and sheet A-4. Remove the roof overhang on the north side of the ADU which is located 1.5 feet from the lot line. Revise the site plan and building elevations to show compliance. Projections of dwelling units and accessory buildings without an automatic residential fire sprinkler protection are not permitted less than 2 feet to the property line and are required to be 1 hour fire rated on the underside with a fire separation distance between 2 feet and 5 feet. (CRC Table R302.1 (1)) Sheet A-4. Provide attic ventilation calculation to show minimum ventilation is provided. (CRC R806.2)Show exterior wall construction assembly. A minimum of one layer of No. 15 asphalt felt, free from holes and breaks, complying with ASTM D 226 for Type 1 felt shall be applied over studs of all exterior walls. Specify that two layers of Grade D or 60 minute Grade D paper shall be applied over all wood base sheathing. (CRC R703.2) Specify a minimum 0.019” (No. 26 galvanized sheet gage) corrosion-resistant or plastic weep screed located below foundation plate line and 4 inches above grade on all exterior stud walls or 2-inches above paved areas. (CRC R703.6.2.1) ENERGY Per energy design, a 50 gallon storage tank type water heater is required. Show water heater location on the floor plan. Weather protection shelter for the tank-style water heater is needed. Planning approval and structural plans for shelter is required at the next submittal. Per energy design, show location of the heating equipment (gas wall furnace) on the floor plan. STRUCTURAL Legalizing 40 sf and 221 sf patio covers. Remove City standard patio cover design from the drawings on sheet S3. City standard patio cover design does not apply to unpermitted structures. The structural engineer must inspect the as-built patio covers. Provide structural framing and foundation design for the existing patio covers to comply with 2019 CBC. Submit framing plans, foundation plans, connection details and structural calculation for the patio covers. Sheet S-2. Revise detail 1/S4 and 2/S4 to show existing concrete stem wall occurs at the bottom of the exterior wall. Sheet S-2. Provide footing detail at the bottom of the new shear wall anchored to new strip footing at the existing garage opening. Detail 1/S4 does not apply. Sheet S-2. Provide anchorage detail at the new post to the new-poured spread footing located inside the garage. Sheet S-2. Revise section A to show R13 insulation between roof rafters and R38 insulation between ceiling joists per energy design. Per correction item #13, structural plans and design for the weather protection shelter enclosing gas tank-style water heater will be required. END OF COMMENTS
