Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). Site plan: Entry awning – Please reduce awning projection to provide minimum 5-ft setback from the property line. 2nd Review Comment: Projection projected into the 5-ft fire separation distance shall be protected on the underside of the projection. Otherwise, reduce awning projection. Detail shall be clearly cross-referenced onto the plan. Sheet A1.0: 2nd Review Comment: Please show/provide attic access for the attic space over the ADU. Walls constructed without permit are consider new walls. Please revise floor plan to clearly show existing vs. new wall. Provide wall legend. 2nd Review Comment: response was incomplete. Please show wall constructed without permit as new walls. Wall between existing dwelling unit and new ADU shall be protected with one-hour fire-rated construction. Please show one-hour wall and provide detail for one-hour wall assembly. 2nd Review Comment: On the plan, please identify one-hour fire-rated wall and clearly cross-reference detail onto the plan. Lateral reinforcement of the existing garage is required for converting to a habitable (living) space. Please provide shear walls on each wall line. Provide detail retrofit of sill plate anchor bolts where required. 2nd Review Comment: Please show/provide shear wall on the right side wall. Provide wall details at existing garage opening. New footing and concrete curb may be required. 2nd Review Comment: Detail 12/SD1 – Please revise detail to show new concrete curb (stem wall) at the existing garage door opening. 2nd Review Comment: Structural plans got cut off - Please set printing size in accordance with paper size.
