The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Public Works Agency approval (647-5039). - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. PLAN CHECK COMMENTS: ARCHITECTURAL Sheet 01. Add 2019 California Green Building Standards Code (CALGreen) to the governing Codes. The addition portion is required to comply with 2019 California Green Building Standards Code mandatory requirements. Show compliance on the plan. Sheet 02. Revise plans to indicate that a landing, with a width not less than the width of door and length in the direction of travel of not less than 36 inches, will be provided on each side of doors. The elevation of landing shall not exceed 1 ½ inch difference than the threshold of the doorway (7 3/4 inch if door does not swing over the landing or steps) in each direction. Revise plans at door from the door #01 to show compliance. (CRC R311.3.1) Sheet 02. The water heating system is altered per energy design. Show location of the new tankless water heater on the floor plan. Sheet 01. The cooling system is altered per energy design. Show location of the new packaged AC unit on the site plan. Sheet T1. CF1R form. Update the two west-facing windows as new in the fenestration design (page 4). See floor plan for window alteration for type 1 window. STRUCTURAL Sheet 03. Construction Documents (1603): The design loads and other information pertinent to the structural design required by Sections 1603.1.1 through 1603.1.9 shall be indicated on the plans. Sheet SD1. Detail 4 and detail 6. Provide 8-16d at the roof/ceiling connection. (CBC Table 2308.7.3.1) Sheet SD1. Detail 8. Revise the spacing of the new “ST18” strap to match the spacing of the ceiling and roof rafters to form a continuous roof tie. No red marks on the drawings and the structural calculation.
