The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (714) 647-5804. Previously
approved plans should be submitted to expedite the process.
- Fire Department approval on the corrected/final set of drawings (714) 647-5839 or 647-5700.
-Police Department approval on the corrected/final set of drawings (714) 647-5840.
-Public Works Agency approval (714) 647-5039.
-Orange County Sanitation District (714) 593-5756.PLAN CHECK COMMENTS
This building is classified as Type VB.Regarding to this correction, Mr. James Taylor has updated the building analysis on the previous permit application. Please contact him for the information and update this submittal accordingly.
On the cover sheet under code analysis area:
Revise building analysis for the applicable area analysis method. Non-separation mixed used is incorrect.
The occupancy group is incorrect. It should be B, M, S1, and A3.
Revise building area calculation. (recommended in table format)
Provide the floor plan showing area justification, the square footage, occupancy and calculation showing compliance with CBC Section 508.2 per James’s building analysis.
Sheet A-1.5.0. Egress plan. EXIT #4. The existing exterior exit doors require 34” clearance per egress plan at door #101. The occupant load requires 161 at this door and this door is 36” in width. I am not sure if the 36” wide door can provide 34” clearance when fully open. Please verify and clarify the egress design and the door capacity on plan.
