The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
Sheet SP.
Revise type of construction from VA to VB.
Indicate the occupancy group to R2.
Specify on plan if the building is equipped with Automatic Fire-Sprinkler system on the cover sheet.
Provide complete the Sheet Index provided, and include all sheets and description of each sheet submitted and within this package.
Stairway design
Stairways shall show compliance with CBC Sections 1011 and 11B-504 including applicable disabled accessibility requirements.
- Provide complete architectural plan view, sections, details, and notes for stairway(s).
- Dimension stairway width showing compliance with CBC Sections 1011.1, 1005, and 1009.3.
- Dimension rise of steps shall be not less than 4” or greater than 7”. The run shall not be less than 11”.
- Treads, nosing, and risers require compliance with CBC Section 11B-504, including no open risers and slip resistant treads.
- CBC Section 1011.3, Dimension stairway headroom clearance. 80” minimum clearance.
- Refer to the attached stairway handout; show compliance on the drawings
2019 CBC Section 1011.7.4. There shall be no enclosed usable space under exterior exit stairways unless the space is completely enclosed in 1-hour fire-resistance-rated construction. The open space under exterior stairways shall not be used for any purpose.
Where stairways occur outside a building, the upper approach and all treads shall be marked by a strip of clearly contrasting color at least 2” wide and placed parallel to and not more than 1” from the nose of the step or landing to alert the visually impaired. The strip shall be of a material that is at least as slip-resistant as the other treads of the stair. A painted strip shall be acceptable.
Areas with a vertical clearance of less than 80” must have a barrier to warn blind or visually impaired persons. A guardrail or other barrier having its leading edge at or below 27 inches above the finished floor shall be provided. Revise elevation and floor plan to show compliance. (1116A.2).
HANDRAILS FOR STAIRWAYS
Provide handrail details on the drawings showing compliance with CBC Section 1011.14, 1014, and 1115A.
- Stairways shall have handrails on each side.
- Handrails shall be 34 to 38” above the nosing of treads.
- Handrails shall extend a minimum of 12” beyond the top nosing, and shall extend a minimum of 12” plus the tread width beyond the bottom nosing.
- Ends of handrails shall be returned or shall terminate in newel posts of safety terminals.
- Handrails projecting from a wall shall have a space of 1½” between the wall and the handrail.
- Where the handrail is not circular, it shall have a perimeter dimension of not less than 4 inches and not greater than 6 ¼ inches with a maximum cross-sectional dimension of 1 inch. Edges shall have a minimum radius of 0.01 inch.
Handrails for stairways and ramps shall be adequate in strength and attachment in accordance with CBC Section 1607.7. Handrails required for stairways by Section 1009.10 shall comply with CBC Sections 1012.2 through 1012.8. Handrails required for ramps by CBC Section 1010.8 shall comply with CBC Sections 1012.2 through 1012.7.
Handrails shall extend a minimum of 12” beyond the top nosing and 12”, plus the tread width, beyond the bottom nosing. At the top, the extension shall be parallel with the floor or ground surface. At the bottom, the handrail shall continue to slope for a distance of one tread width from the bottom riser; the remainder of the extension shall be horizontal.
In addition to the guardrail, show handrails on the floor plan and the building elevations. Handrails and guardrail are required on the stairway flight.
Guards shall be detailed to show compliance with Sections 1015 and 1607.7. Dimension finish floor to top of guard height, measured above the nosing. Revise building elevation to correct the measurement.
Add note to detail 2/S1. The triangular opening formed by the riser, tread, or bottom elements of a guard at the open side of a stairway may be of such size that a sphere 6” in diameter cannot pass through.
Risers shall be solid. Revise the building elevation to remove open riser shown on the plan. (1011.5.5.3).
Sheet SP. Show stairway bottom landing on plan. The width of landing, measured perpendicularly to the direction of travel, shall be not less than the width of stairways served. Every landing shall have a minimum depth, measured parallel to the direction of travel, equal to the width of the stairway or 48 inches, whichever is less.
Add note to plan: provide 1:50 slope on all direction at the stairway landings.
