The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
Sheet A-1:
Scope of work: Please revise scope of work to specify 260 sq.ft. additions to 1st floor and 817 sq.ft new second story...
Site plan: Please show eave projects dimensions and provide detail to show fire-blocking at the eave or provide fire-protection on the underside of eave overhang.
Sheet A-2:
First Floor: Please clarify whether there was a case opening between the (E) kitchen and (E) living or is it a solid wall – revise wall line accordingly.
Please provide stairway section to show rise and run dimensions.
Show dimensions for the stairway (width and landings).
Second Floor: Please specify floor keynote for the attic access.
Sheet A-3:
Keynote #2 & #3 were mislabeled on the elevations. Please coordinate and revise keynotes reference accordingly.
Sheet A-4:
Please provide details to show fire-blocking or protection at eave.
Sheet A-5:
Provide/show whole house vent. Specify model and exhaust rate (cfm) on the plan.
Sheet S.2:
Provide detail for 2nd story shear wall hold-down connection to first floor framings. Details shall be clearly cross-referenced onto the plan.
Floor framing plan: Please provide/show ceiling joists over the (E) bedroom 1 for continuation of the floor diaphragm sheathing, per detail 15/SD3.
Sheet S.1: Foundation
Referenced detail 8/SD1: The depth of the concrete pad shall be measured from the finish grade to the bottom of the footing (minimum 18” embedment).
Please show underfloor access and vents for existing and new underfloor spaces.
Detail 19/SD1 called out at the patio slab was not applicable. Please coordinate and revise plan accordingly.
Post-install hold-down anchor (detail 16/SD1): Please provide structural analysis for the post-installed hold-down anchor. Design for cracked and uncracked concrete.
