All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by
the Public Works Agency (647-5039)
- School District Compliance Certificate; a copy of the building permit application, signed by the plan check
engineer, shall be required by the School District to verify the scope of work. Refer to the attached handout.Sheet CS: Occupancy group: Please specify occupancy group (R-2) for the residential area. Code Analysis: On the plan, please specify the building allowable area for the proposed use/occupancies per Table 506.2. Job description: Should it be part of this shell permit application? Modify job description and revise plan as necessary. Sheet SP-1: Shell modification note #3: Please revise correct typo (not). Sheet A-1.1: Three walls at the front entry: Please coordinate with the structural framing plans to show wall framing details for the exterior wall of type III-B construction. A noncombustible material is required; and 2-hr fire-rated wall is required for exterior bearing wall.New walls for the elevator, machine room and front lobby area: Please clarify construction exterior wall type to show compliance with type III-B. New wood stud walls adjacent to the existing concrete wall: Please provide details to provide fireblocking in accordance with Section 718.2. Structural wall with fire-rated assembly: Please provide construction details to show sequence of constructing a structural fire-rated wall assembly; especially, wall that build against the existing concrete wall. Please note on plan: All structural walls are wood stud walls. Sheet S001:Structural plans: Please remove note indicating “NOT FOR CONSTRUCTION” off the final plan. Apply to all sheets. Design Basic: Applicable Code – Please omit the City of Los Angles Building Code. City of LA code was not adopted by City of Santa Ana. Design Basic: For future use of the second floor as residential occupancy, please design floor framings and its supports with live loads of 100 psf at the corridor areas. Structural observation program: Please provide engineer signature and signing date. Sheet S102: Wall anchorage and roof diaphragm calculation: Please provide diaphragms, chords and collectors analysis/calculations and details in accordance with Section 12.10 ASCE 7. Details shall be clearly cross-referenced onto the plan. Existing Concrete structural walls shall be anchored to supporting construction (roof diaphragm) capable of resisting the greater of the following: (ASCE 7 Section 12.11)0.4 SDS x ka x weight of wall ASCE 7 Equation 12.11-10.2 ka x weight of wallProvide calculation for wall anchor bolts to transfer wall lateral load into roof diaphragm: Check anchor bolt, steel plate, and concrete wall for combined vertical and lateral loads. (12.11.2 ASCE7)The anchorage of concrete wall to wood diaphragm shall be accordance with Section 11.11.2.2.3. The anchorage shall be accordance with AWC SDPWS 4.1.5.1. Continuous ties required shall be addition to the diaphragm sheathing. Anchorage shall not be accomplished by use of toenails or nails subject to withdrawal. Sheet S102: Roof framingThree walls at the front entry: Per previous condition, the three walls at the front entry were open – Please clearly provide/show support of the existing roof framings, and provide new wall construction details. Wall anchors: For clarity, please clearly show limit of wall ties. Please clarify should the wall ties provided across the entire wall length? (Both directions). For clarity, please clearly provide/callout anchorage detail where it’s occurred on the plan. Front entry wall where perimeter walls are offset (line E, F, 5) – Please develop a chord/strut. Provide calculation and detail for chord/strut. Detail 11/S203 called out gridline 3 appeared not applicable. Please coordinate and revise detail accordingly. Wall ties details on sheets S203: Please revise details to provide fastener specification. Anchorage shall not be accomplished by use of toenails or nails subject to withdrawal.Roof diaphragm and wall ties review will continue at time of resubmittal along with the structural calculation. Please show/provide roofing framing and strengthening for roof top equipment. Provide calculation and details. Sheet S101: Floor FramingFloor framings: Please revise calculation to use floor live load of 50 psf. Revise calculation and plans as necessary. Interior building: Please provide structural separation between the existing concrete building and proposed interior shell wood structure building. Provide adequate separation to avoid seismic pounding. (ASCE7-16, 12.12). New walls adjacent to existing concrete walls: Please provide detail to show existing wall in relative to new wall and floor framing. Lateral calculation: Seismic mass – Please include wall weight of the 2nd floor interior walls. Please provide detail to show transfer of lateral loads around floor diaphragm opening (at stairwells). Three walls at the front entry: Please coordinate with the architectural plan to show wall framing details for the exterior wall of type III-B construction. A noncombustible material is required; and 2-hr fire-rated wall is required for exterior bearing wall. On the plan, please specify post sizes supporting floor beams. Existing columns located at the new shear walls: Please provide detail to show separation between new shear wall and existing columns. New shear wall should not distribute any lateral loads into the existing columns. Please relocated shear walls as necessary. Detail 21/S201: Please revise plan and detail to separate the new shear wall from the existing horizontal HSS frames. Where existing concrete wall to be opened: Please provide calculation and detail for the new opening in existing concrete wall. Sheet S100: Foundation Plan – Please revise plan to provide minimum 6” thick concrete slab with #3 rebar at 18” on center, each way for the concrete slab. (Per soil report). On the plan, please specify moisture barrier below the new concrete slab. On the plan, please specify minimum thickness of thickening footing. Coordinate with soil engineer of record. Detail 4 and 7 on sheet S201: Please show existing wall footing in relative to new footing. New interior slab and footing: Please provide details to show how the existing footing and new foundation system will be tied together. Provide positive connection between existing wall footing and new footing/slab. Elevator shaft: Please provide elevator pit and details. At gridline E & gridline H: Shear wall on the same walls shear wall line should be as the same wall type. Please clarify wall type 6 and type 3. Hold-down anchor: Please provide calculation for the anchor to concrete in accordance with Section 17.4 ACI 318-14. Please submit final foundation plan and details to the geotechnical engineer of record for review and approval. A “review” stamp on the plan or a “review” letter from the geotechnical engineer is required.
