The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. Sheet A-1: Please note on plan: Mechanical, Electrical and Plumbing are not part of this plan review and approval. MEP are subject to field inspection. West (rightside) wall of the ADU located less than 5-ft from the property line shall be protected with one-hour fire-rated construction. Please provide/show minimum 5/8” type ‘X’ gypsum board on the inside of wall, extended from foundation to the underside of the roof sheathing. Door at the fire-rated wall shall be minimum 20-minute fire-rated door with self-closing. Wall between existing house and ADU: Wall separating two living units shall be protected with one-hour fire-rated wall. Please show one-hour wall and provide detail construction of one-hour fire-rated wall assembly. 5/8” gypsum board shall be required on both sides of the wall. Detail shall be clearly cross-referenced onto the plan. Section AA called out on the floor plan – please revise section callout to sheet A-2. Please show minimum 3-ft level landing, measured on the direction of travel, on both side of the door. Provide attic access with minimum 30” clear headroom. Sheet A-2: Section AA: Please revise section to provide fire-blocking at eave; otherwise, provide one-hour protection on the underside of the projection. On the plan, please show/provide attic vents for attic space over the proposed ADU. Sheet S-1: Roof framing Plan: Please clarify ceiling joists showed at the hip lines. Should it be roof rafters?
