If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
Sheet A1.1:
Please clarity is there a patio cover or is it patio concrete slab only?
2nd Review Comment: For clarity, please specify “Patio Slab” on the plan.
3rd Review Comment: Sheet A1.1 & A4.0 – Concrete patio area at the front of the proposed ADU – For clarity, please label “Concrete patio” or “Patio Slab”.
Sheet A1.3:
3rd Review Comment: New Skylight provided – Please specify/provide ICC or UL listing number for the Skylight.
Sheet A4.0:
Provide building section to show building envelope with roof and wall insulation, per Title 24 calcuation.
2nd Review Comment: Please comply.
3rd Review Comment: Detail 3/A4.0, per Title 24 calculation, R-30 insulation and radian barrier is required at the new roof. Please revise detail to show R-30 insulation at roof with radian barrier roof sheathing; show 1” air gap between insulation and radian barrier.
Also, please show/provide holes in rafters and eave (blocks) for ventilations.
Additional Comments:
Plan was incomplete. Please review will continue at time of resubmittal and additional comment may be required.
Provide Title 24 Energy Calculation and Compliance forms. Completed and signs forms shall be incorporated onto the plan.
2nd Review Comment: Each set of plan shall be provided with the Title 24 Compliance forms.
3rd Review Comment:2x12 roof rafter is required for the R-30 insulation with 1” air gap. Please revise roof framing plan accordingly.
