All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Public Works Agency approval (647-5039)This permit valuation shows $10,000. Please justify. Submit a signed copy of the contract showing estimated labor and materials for all work to be done under the subject building permit application. The plan check engineer may accept the contract price as the valuation of improvements for unique/unusual projects in lieu of using a cost per square foot basis.All sheets. Provide project address on the title block on each sheet.Sheet CS. In “Project Data”, please indicate occupancy group for this tenant space (unit F).Sheet A1-1. Please update the site plan to show correct information. Refer to red lines on the check set:Show correct accessible parking space location with dimensions, located in the front of the store by the sidewalk.Show stripping area located in front of unit F.Show stripping area and enclosed outdoor playground in the back of the store.Show business and occupancy of the neighbor tenant space.Show _ hour fire-rating for both existing demising walls in unit F.The permit applicant, Amir Selabi, may have the approved site plan for other previous tenant improvement project. Clarify in the form and on plan if the existing accessible path of travel fully or partially complies with 2019 CBC and show if any proposed design, detail and location of improvement in compliance with accessibility requirements along the accessible path of travel in accordance with CBC Section 11B-202. Note: Return the filled form at the next plan check submittal.Sheet A1-1. Detail 2. Please update the signage information:"Unauthorized vehicles parked in designated accessible spaces not displaying distinguishing placards or special license plates issued for persons with disabilities will be towed away at the owner’s expense. Towed vehicles may be reclaimed by telephoning The Santa Ana Police Department at (714) 245-8665. CVC 22658a."Sheet A2-2. Relocate the fire extinguisher by the front exterior door to maintain 18” clear width, centered at the tactile exit sign. (See CBC Fig. 11B-703.4.2)Sheet A2-2. Relocate the water heater in the utility room not to encroach into door’s maneuvering space. (60” deep x door width+18” and 80” vertical clearance).Sheet AD1-0. Detail 8. Show mounting height for wall-mounted signage. Tactile characters on signs shall be located 48 inches minimum above the finish floor or ground surface, measured from the baseline of the lowest Braille cells and 60 inches maximum above the finish floor or ground surface, measured from the baseline of the highest line of raised characters. Refer to Figure 11B-703.4.1. (11B-703.4.1).Sheet AD1-0. Toilet paper dispensers shall comply with Section 11B-309.4 Operation and shall be 7 inches minimum and 9 inches maximum in front of the water closet measured to the centerline of the dispenser. The outlet of the dispenser shall be below the grab bar, 19 inches minimum above the finish floor and shall not be located behind the grab bars. Dispensers shall not be of a type that control delivery or that does not allow continuous paper flow. §11B-604.7STRUCTURALProvide gypsum board ceiling design and details on the ceiling framing plan. Specify framing member, connections, bearing wall design, anchorage details, attachment and thickness of the gypsum board.In the partition section, provide a cross-section for all new partitions showing:Species, size, grade and spacing of studs and diagonal bracing (if provided).The method of attaching partition walls to the roof or floor above and to the floor below.
