The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). Site plan: Entry awning – Please reduce awning projection to provide minimum 5-ft setback from the property line. 2nd Review Comment: Projection projected into the 5-ft fire separation distance shall be protected on the underside of the projection. Otherwise, reduce awning projection. Detail shall be clearly cross-referenced onto the plan. 3rd Review Comment: Detail 5/A3.0 – Please revise detail to show the 5/8” type “X” dens-glass gypsum board for exterior use. And, show the bottom layer of gypsum board located under the CDX plywood. Structural Review Comment: 3rd Review Comment: Structural plans were not legible. Please make plans to be legible. Review comments below remain applicable. Please provide roof and ceiling framing for new drywall ceiling. 2nd Review Comment: Please clearly show ceiling joist sizes, spacing and supporting location. Ceiling shall be sufficient to support new ceiling drywall. Lateral reinforcement of the existing garage is required for converting to a habitable (living) space. Please provide shear walls on each wall line. Provide detail retrofit of sill plate anchor bolts where required. 2nd Review Comment: Please show/provide shear wall on the right side wall. Provide wall details at existing garage opening. New footing and concrete curb may be required. 2nd Review Comment: Detail 12/SD1 – Please revise detail to show new concrete curb (stem wall) at the existing garage door opening.
