All STRUCTURAL drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered professional engineer. (CRC R301.1.3, CBC 107.1 and 107.3.4.1). This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (714-647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (714-647-5840). -Public Works Agency approval (714-647-5039). -Garden Grove School District (714-663-6442) Please complete Part 1 of the school fee work sheet (attached to the comment letter) Submit a signed copy of the contract showing labor and materials for all work to be done under the subject building permit application. The plan check engineer may accept the contract price as the valuation of improvement/repair/construction for unique/unusual projects in lieu of using a cost per square foot basis.Submit valuation of improvement, repair and construction for both building permits. Please update the submitted plans to include repairing the latest fire damage after previous fire damage. The license professional shall perform structural observation again evaluating the latest fire damage. Submit structural design, plans and calculation for repairing the existing structures or determine if the damagesare beyond repair and shall be completely removed. Structural design shows the detached ADU are new construction (not conversion), including slabs and footing. It does not match permit scope and architectural plans. Please clarify on plan before submitting. CORRECTIONS APPLY TO THE EXISTING HOUSE BASED ON THE SUBMITTED PLANS Sheet A-2. Proposed floor plan. Provide measurement on the proposed floor plan to location the new interior wall.A few dimensions are missing on the drawings. See red lines on plan. Sheet A-2 and A-5. Provide 1-hour fire rated exterior wall and eave underside protection within 5 feet to the south lot line on plan. Revise site plan, floor plan and roof plan. Sheet A-2 and A-5. Remove the roof overhang, located within 2 feet to any lot line. (E.g. north of the building). Revise floor plan, site plan and roof plan. Sheet A-2 and A-4. Provide 5/8” thickness type “X” gypsum interior finish on the 1-hour fire rated exterior wall. Sheet A-5. Per ventilation calculation, show required attic vents on the roof plan and building elevations. Provide a minimum of 22 inch x 30 inch attic access for each enclosed attic space with a minimum vertical height greater than 30 inches or greater over an area of not less than 30 square feet. ENERGY Sheet T24-1. Revise square footage of the fenestration area to match architectural plans. Sheet A-2. The storage tank type water heater shall be located in a permanent constructed weather protection enclosure. Revise location of the water heater. Notes alone on the plan will not be accepted. STRUCTURAL Structural review is pending: The license professional (e.g. structural engineer) shall perform structural observation again evaluating the latest fire damage. Submit structural design, plans and calculation for repairing the existing house. The conventional construction provisions do not apply to this structure. Provide engineering design and submit structural calculation to verify the design. Structural drawings on sheet A3 and A4 apply to a new construction and does not match architectural drawings for repairing the structure. CORRECTIONS APPLY TO THE NEW ADU (GARAGE CONVERSION) BASED ON THE SUBMITTED PLANS Please update the submitted plans to include repairing the latest fire damage after previous fire damage. The submitted plans are for new construction which does not fully apply to this repairing fire damage project under permit scope of work. This building was fire damaged and shall be evaluated again its structural integrity by licensed engineer to determine if the structure is repairable or to be completely removed. Please coordinate with the architect and property owner. Update the permit scope if necessary. Complete review and re-design the structure is required. New corrections may apply. Provide wall legend on plan. Use different legends for new versus existing construction and demolition. Sheet A-6. Provide one-hour rated wall assembly on the north and south exterior wall (located less than 5 feet to the lot line). The fire rated wall should be extended all the way to the bottom of the roof diaphragm. Provide detail. Remove the roof overhang, located within 2 feet to any lot line. (E.g. south of the building). Revise floor plan, site plan and roof plan. Provide 1-hour fire rated exterior wall and eave underside protection within 5 feet to the south lot line on plan. Revise site plan, floor plan and roof plan. Revise section A-A to show fire rated walls are extended all the way to the bottom of the roof diaphragm. Show compliance on the south exterior wall. Provide a minimum of 22 inch x 30 inch attic access for each enclosed attic space with a minimum vertical height greater than 30 inches or greater over an area of not less than 30 square feet. Sheet 4. Revise indoor air quality (IAQ) fan from 37 cfm to 45 cfm on the floor plan per energy calculation. STRUCTRUAL The submitted plans are for new construction which does not fully apply to this existing conversion and repairing fire damage project under permit scope of work. This building was fire damaged and shall be evaluated again its structural integrity by license engineer to determine if the structure is repairable or to be completely removed. Please coordinate with the architect and property owner. Update the permit scope if necessary. Complete review and re-design the structure is required. New corrections may apply. The following corrections are based on the submitted plans: Update the exterior wall openings on the structural framing and foundation plan. Refer to the revised architectural floor plan. Revise structural plans and calculation for lateral and vertical support. Use different legend to show existing vs new footings on the foundation plan. Review footing details. For garage conversion to a habitable space, please show method of sealing the existing slab with ICC number. A moisture barrier is required. Holdown design and anchorage details shall be provided on the foundation plan. Show different details apply to new vs existing concrete. END OF COMMENTS
