Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final sets of drawings ((714)573-6100) - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039) - Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039) - County of Orange Health Department approval on the corrected/final set of drawings ((714)433-6000) - School District Compliance Certificate; a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of work. Refer to the attached handout. Site Plan: Please provide a site plan, showing property lines, location of buildings, parking, accessible routes, prosed works, streets, fire-separation distance, etc. Sheet CS: On the plan, please clear specify the total number of beds (occupants) for the first phase, and number of beds of the future (next) phase. Scope of work: Please include outdoor works at the back of the building in the job description. Sheet EX-1: First Floor Egress PlanWall Legend: Please provide additional wall legend for existing exterior concrete wall; 2-hour fire-rated wall; interior non-rated wall; exterior infilled wall; etc. Please coordinate wall type to match with Wall Legend. Bearing walls at gridline 6, between lines F-H; and at gridline H, between lines 4-6: Bearing wall supporting fire-rated floor assembly above shall have equal fire-rated protection. Please revise plan to show/provide one-hour fire-rated wall – revise wall type to match Wall Legend. On the plan, please show exit signs. On the plan, please clearly show gray-out (lighten) the area for future T.I. Clearly show boundary and note on plan “Future Tenant Improvement – Not Apart). Openings between the Future T.I area and proposed work under this permit – Please clearly specify “Opening to block off and to be constructed in next phase”. Please provide/show exit signs. Please note on plan “Building shall provide communication features complying with Section 11B-89.5, per Section 11B-233.3.1.3”. Conceal spaces are provided in various locations for mechanical and utilities: Please provide fie fire-blocking and draftstopping at every 10-ft for the conceal spaces in accordance with Section 718. Sheet A-1.1: First Floor Plan – Please provide complete dimensions for walls and wall openings so that it can be easily located. Wall Legend: Please provide additional wall legend for existing exterior concrete wall; 2-hour fire-rated wall; interior non-rated wall; exterior infilled wall; etc. Detail bubble callouts were incomplete. Please complete the detail bubble callouts accordingly. Provide detail for the interior infill wall at gridline 3. Construction note #6 called out at the interior stairway (at line E & 2) appeared incorrect. Please coordinate and revise note accordingly. Please revise wall to show fire-rated interior bearing wall at gridline 6, E and H. New exterior walls construction at the front entry: Please coordinate with structural plans and clearly provide details for the construction wall type. Please provide stairway plans and details to show rise and run dimensions, handrails, contrast stripe, etc. Stairway components shall comply with accessibility requirement. Sheet A1.2: First Floor Plan – Wall TypeFor clarity, on the plan please provide a fire-rating matrix showing fire-rating requirement for: Exterior wall (2-hour); corridor (2-hour); floor (1-hour), structural frames and columns supporting the fire-rated floor assembly (1-hour); occupancy separation (1-hour). Wall type M at new exterior walls at the entry area: Please coordinate with structural plan for fire-rated wall assembly. Fire-rated metal studs walls cannot be used as structural wall. Wall type A at line 6, and at line H: Please revise detail to show separation between existing concrete wall and new interior wood stud walls, and show 5/8 type ‘X’ gypsum board on both sides of wall. Perimeter walls against the existing concrete wall, where seismic separation distance is required per structural design – Please provide detail to show fire-blocking and draftstopping in the conceal space. At gridline 3: Detail B and P – Please revise details to show seismic separation as required per structural design and provide fire-blocking and draftstopping in the conceal space. Structural frames supporting the fire-rated floor assembly shall be protected with the same or greater fire-rating (1-hour column wrap). Please provide detail to show floor beams and columns supporting the floor joists (example, at area above men’s dorm (between gridline 1 and 3), above women’s dorm (between gridline 3 and 6). Details shall be clearly cross-reference onto the plan. Please provide building sections through the building, at least one on each direction (north-south and east-west) with building height and ceiling heights. Please clearly referenced building cross-sections on sheet A-7.0 onto the plan for where the Sections are occurred. 2nd Floor ceiling: Please provide details for second floor ceiling finish. Sheet A-3.1: Dining area: Please show/provide accessible seating (wheelchair spaces) and tables – at least 5%. Sheet A-4.1 & A-4.2: Detail callout bubbles were incomplete. Please coordinate and complete the detail callout bubbles. Sheet A-6.1 & A-6.2: Elevations Elevation note #14 – Please provide structural calculation and attachment details for the canopy. Sheet A-8.0: Door schedule: Please note on plan, 90-minute shall have smoke seal. Detail 01/A-8.2: Details 06 & 07/A-8.010 called out on this detail was not applicable. Please coordinate and revise detail accordingly. Sheet A-9.1: Enlarged restroom plan Shower compartment cover: Please remove the fix panel. Sheet A-12.1 through A-14.1: Details Please clearly cross-reference details onto the plan to the specific locations, so that information can be easily located. Please coordinate with structural plans for location and construction of 2-hour fire rated exterior bearing walls. Detail 5 & 15/A12.3: Please revise detail to provide/show fire-blocking in the conceal space between the existing concrete wall and new wall. The fireblocking may consist of batts or blankets of mineral wool, mineral fiber or other approved materials installed in such a manner as to be securely retained in place. (718.2.1, item 7). Detail 5/A-12.2: Please revise detail to show TJI floor joist (including the corridors) with two layers of 5/8” type “X” gypsum board for the one-hour floor assembly. Detail 5/A-12.2, 2nd floor level: Corridor over the second floor – Please revise detail to show/provide minimum 2x10 wood joists with two (2) layers of 5/8” type ‘X’ gypsum board on the underside of 2x10 wood joists. Title 24 calculation and compliance forms: Part of reviewing the building envelope, please provide Title 24 compliance forms with the architectural sets for review and approval. Outdoor miscellaneous structures Please provide plan to show outdoor area works (trash enclosure, CMU walls, etc.). Provide elevations to for each structures – show maximum height.
