The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2019 California Building Standards Code with local amendments.Clearly indicate the scope of work under this building permit application: - Revise project job description on the building permit application worksheet to reflect the work to be done under the subject building permit application. - Construction drawings must clearly show all work to be done under the subject building permit application. - Delete all notes and details from drawings that are not a part of the work to be done under the subject building permit application. This includes mechanical, plumbing and electrical work that is not specifically required by the Building Code.Include address and telephone number of the responsible architect, licensed by the State of California.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final sets of drawings ((714)573-6100) - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039)PLAN CHECK COMMENTS (PARTIALLY REVIEW)3 copies of sheet FSX1 through FSX3 and relevant structural calculation are submitted, but not in the scope of building permit (101106734). This permit is limited to delta 4 and delta 6 only.Add note to the scope of work description that “THIS REVIEW AND APPROVAL ONLY APPLIES TO DELTA 4 AND DELTA 6 REVISION.” Revise work description showing only delta 4 and delta 6 for this permit. In the description, all the proposed work shall be indicated on the description of the scope. Remove all other items not for this permit. Show proposed improvement in tenant improvement and revision area:Show number of new rooftop units to be installed to match roof plan. The scope shows only 4 units are incorrect.Add “3261 sf. canopy structure in garden center” into scope of work.”Add alteration of the screen wall into scope. Indicate the length and the detailed description of work. What to be altered?Indicate what is thetotal square footage of the tenant improvement area in this revision. Refer to sheet A1, sum up all alteration area under this revision.Sheet C1-AHJ2. Revise notes on the plan to be legible. Make them larger and clear.Foam plastic installed in a maximum thickness of 10” in cooler and freezer walls to comply with Section 2603.4.1.2 of CBC. For foam plastic having a thickness that does not exceed 4” refer to Section 2603.4.1.3 of CBC. Provide complete wall construction detail to show compliance.Sheet A4. Show weight of the unit of the RCU-5 on roof plan.Sheet LS1. There are duplicated room #946 on plan. Please clarify.Sheet OP1.1. Revise information on the plan to be legible. Make them larger and clear.Sheet A8. Please indicate SHGC value, U-factor and VT number for the new exterior glazing door (500L). Attached building envelope design complying with 2019 California Energy Code to show the proposed storefront meets energy requirement. NRCC forms shall be completed and signed by the architect.EGRESSSheet BR1. Break room (room 151). On the floor plan on sheet BR1, provide and show tactile exit signs complying with Section 11B-703 and in accordance with Section 1013.4. Details are referred to N1 which is not available.Provide illuminated exit sign at the exit/exit access doors.It is not allowed to egress from corridor into the break room per CBC 1020.6, refer to egress plan LS2. The existing design has a corridor continuous to the exit door shall be maintained. Provide corridor design in the break room 151 to continue the existing corridor all the way to the exit door.Corridors shall be fire-resistance rated in accordance with Table 1020.1. The corridor walls required to be fire-resistance rated shall comply with Section 708 for fire partitions.CBC Section 1020.2, Corridor width. The minimum corridor width shall be as determined in Section 1005.1, but not less than 44”, with exceptions.CBC Section 1020.4.1, Corridor ceiling. Use of the space between the corridor ceiling and the floor or roof structure above as a return air plenum is not permitted. See CBC Section 1017.4 for exceptions.CBC Section 1020.5, Corridor continuity. Fire-resistance-rated corridors shall be continuous from the point of entry to an exit, and shall not be interrupted by intervening rooms.Provide typical complete section view through one-hour corridor(s) showing compliance with CBC Sections 1020 and 708: - Size, spacing, and material of framing members. Note gauge and ICC number and installation/construction requirements for metal framing members. - Method of attaching framing to the building structure. Compliance shall be shown with CBC Section 1607.13 for lateral support of the walls. Do not support top of walls to suspended ceiling system unless calculations and drawings prepared by a registered engineer are submitted for review. Submit structural engineering calculations for walls in rooms with a floor to building structure above height greater than 14’. - Sheathing material and details of attachment. Note type, size, and spacing of fasteners. - Height of partition, suspended ceiling, structure above. - Reference each wall and ceiling fire-resistive assembly to a CBC Chapter 7 Table and item number. - Fire blocks and draft stops in combustible construction in accordance with CBC Section 717. Show location(s) and provide typical construction details. - Fire/smoke damper locations, installation requirements, and required access doors. Refer to CBC Section 716 and Mechanical Code Section 606.Note the following on the plans: “The means of egress, including the exit discharge, will be illuminated to a level of not less than one foot-candle at the walking surface at all times the building space served by the means of egress is occupied”.Note on the plans: “Exit signs shall be internally or externally illuminated at all times. Externally illuminated exit signs shall be connected to an emergency power system (batteries, unit equipment or an on-site generator) that will automatically illuminate the exit signs for a duration of not less than 90 minutes in case of primary power loss.”`Sheet AC1. Plan 2. Provide illuminated exit sign at the exit/exit access doors. Sheet OP1.0. Doors in the garden center (room 501) shall be accessible and meet egress requirement complying with Section 1010 and 11B-404. Provide information in the door schedule and cross reference to the drawings.ACCESSIBILITYSheet A5.5. Show dimensions between check-out aisles. The clear width for aisles shall be 36 inches minimum if serving elements on only one side, and 44 inches minimum if serving elements on both sides. §11B-403.5.1 exception 4Sheet A8. Provide code requirement per 2019 CBC 11B-404.3 on the plan and cross-reference to the door schedule for Door # 500L. Sheet A8. Provide kick plate on the Type V gate. Swinging door and gate surfaces within 10 inches of the finish floor or ground measured vertically shall have a smooth surface on the push side extending the full width of the door or gate. Parts creating horizontal or vertical joints in these surfaces shall be within 1/16 inch of the same plane as the other and be free of sharp or abrasive edges. Cavities created by added kick plates shall be capped. §11B-404.2.10.Sheet A8. Handles, pulls, latches, locks, and other operable parts on doors and gates shall comply with 11B-309.4 Operation. Operable parts of such hardware shall be 34 inches minimum and 44 inches maximum above the finish floor or ground. Where sliding doors are in the fully open position, operating hardware shall be exposed and usable from both sides. §11B-404.2.7Sheet A8. Add note to plan: The force for pushing or pulling open a door or gate other than fire doors shall be as follows: §11B-404.2.9 a. Interior hinged doors and gates: 5 pounds maximum. b. Sliding or folding doors: 5 pounds maximum. c. Required fire doors: the minimum opening force allowable by the appropriate administrative authority, not to exceed 15 pounds.d. Exterior hinged doors: 5 pounds maximum.Sheet N1. Revise mounting height for wall-mounted signage. Tactile characters on signs shall be located 48 inches minimum above the finish floor or ground surface, measured from the baseline of the lowest Braille cells and 60 inches maximum above the finish floor or ground surface, measured from the baseline of the highest line of raised characters. Refer to Figure 11B-703.4.1. (11B-703.4.1).Sheet BR1. Detail 6. Show counter height 34 inches maximum above the finish floor or ground. §11B-606.3Clarify on plan where the accessible check-out aisles are provided. Provide dimensions and ISA signage on the accessible check-out aisles.The minimum number of check-out aisles shall comply with 11B-227 and technical requirement shall comply with 11B-904.STRCUTURALStructural calculation. Please print calculation on one-sided of each page.Structural calculation. Provide table of content and page number.Sheet OP1.0. Provide structural framing and foundation plans, calculation and detail for the walk-in cooler and freezer. Design ceiling, wall framing and foundation anchorage to support gravity and lateral force. Plans and calculation is required at the submittal.New roof covering. Provide structural design to support the lateral force (wind and seismic) under the most critical load combination. (CBC ch16). Provide structural calculation and revise plans to show design and details. Please indicate it in the table of content of the structural calculation to verify the design.Provide structural calculations to justify the current design for supporting and anchoring the rooftop unit (RCU-3, 1250#) and (RCU-6 1200#). Justify the attachment of the unit anchoring to the framing and framing member and its anchorage to support the unit. (The submitted calculation is designed for 650# unit).Refer to sheet GA1.1. Detail 4. Specify maximum design weight of the hood and provide engineering calculations and structural plans for the support and anchorage of suspended components weighing more than 75 pounds. [ASCE 7-16, Sections 13.1]. In your response, the hood is existing. Please add a note in the detail.Cross-reference all details on sheet S4 into the applicable location on the framing and foundation plan.Sheet S4.
