The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Public Works Agency approval (647-5039).
PLAN CHECK COMMENTS:
Provide footing detail at the new wall to enclose the garage door opening. Maintain 8 inches from bottom of the wood sill plate to exterior finish grade. A new concrete curb may be needed.
PC2: Detail 18/A3 does not apply to this location. There is no 12” natural grade in front of the garage door opening. A concrete stem wall is required to provide 8” vertical clearance for wood construction.

Sheet A3. Detail #4 for interior partition does not apply to this project. There is no T-bar ceiling and diagonal bracing does not apply. Provide a section or details showing the top and bottom anchorage for the interior non-bearing partitions. Show details for both perpendicular and parallel to ceiling or floor joists condition.
PC2: Details are not provided. No information is found in section AA/A.5.
