All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5812 for an appointment.Please return marked up set of drawings with corrections.CBC Sections A106.1 and A106.3.4.1, All drawings and supporting documents shall be prepared, stamped and signed by a California licensed architect or registered civil engineer.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- County of Orange Health Department approval on the corrected/final set of drawings ((714)433-6000)
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceProvide the following:
- Disabled access compliance must be shown on the site plan. (to include, ramp, slope, truncated dome, landing,….)Label and note hourly fire rating of:
- ShaftsShow existing floor plan and all demo walls.Please identify all the key notes on sheet A110.It is not clear on sheet A110, is there any new opening? Any alteration to the structure?Show all the exit doors on the site plan.Provide typical section view detail of all new partitions and ceilings showing:
- Note gauge and ICC Research Report number , Span Table and installation/construction requirements for metal framing members.(For metal studs and ceiling joists)
- Method of attaching framing to the building structure. Compliance shall be shown with CBC Section 1607.13
for lateral support of the walls. Do not support top of walls to suspended ceiling system unless calculations
and drawing prepared by a registered engineer are submitted for review. Submit structural engineering
calculations for walls in rooms with a floor to building structure above height greater than 14’.
- Provide on the drawings details for the lateral support of partitions, rails and similar space dividers less than
5’ 9” in height. (Show height of the patio railing and how it is being supported.)
- Heights of partition, suspended ceiling, structure above.Detail A3 sheet A111, shows anchor spacing 36”, please change it to closer O.C or provide calculation.CBC Section 1004.9, Posting of occupant load. Every room or space that is assembly occupancy shall have the occupant load of the room or space posted in a conspicuous place, near the main exit or exit access doorway from the room or space. Posted signs shall be of an approved legible permanent design and shall be maintained by the owner or authorized agent.Note on the floor plan the use and occupancy load of each room and/or area. Relate each use to a CBC Table item. Note occupant loads which are the greater number based on CBC Section 1004 and Table 1004.5 or the actual number of occupants. (For Dinning Area)Show square foot of dining area. ( please note : Type of occupancy might change to A2 )Show new openings on the floor plan.CBC Section 1022.2.2, Exterior exit doors shall lead directly to the exit discharge or the public way.(For the Back Door)The City of Santa Ana requires concrete exterior door landings.(For all new doors) Revise the drawings to show compliance.CBC Sections 11B-303, Regardless of the occupant load, there shall be a floor or landing on each side of a door. The floor or landing shall be not more than ½” lower than the threshold of the doorway. Change in level between ¼” and ½” shall be beveled with a slope no greater than 1:2. Change in level greater than ½” shall be accomplished by means of a ramp. Provide detailed sections and plan views showing compliance at all doorways requiring accessibility.Tactile exit signs shall be required at the following locations:
- Each grade-level exterior exit door shall be identified by a tactile exit with the word “EXIT.”
- Each exit door that leads directly to a grade-level exterior exit by means of an exit enclosure, or an exit
passageway, shall be identified by a tactile exit sign with the words “EXIT ROUTE.”
- Each exit access door from an interior room or area to a corridor or hallway, which is required to have a visual
exit sign, shall be identified by a tactile exit sign with the words “EXIT ROUTE.”
- Each exit door through a horizontal exit shall be identified by a sign with the words “TO EXIT.”Provide clearance and height for employee lockers to show complies with accessibility.Provide 18” clearance to the strike edge of men’s bathroom door.Provide 12” clearance to the strike edge of men’s bathroom from inside when the Baby changing table is open.For pick up window provide max 34” high counter, ( detail A7/ A111)Show path of travel to pick up window.Show clearance and slope in front of pick up window complies with accessibility.Drawings submitted to the Building Division for review shall provide the following information to insure compliance with CBC Section 11B-202.4:
- An accessible entrance
- An accessible route to the altered area
- Accessible restrooms
- Accessible telephone (if any)
- Accessible drinking fountains, and
- Parking, signage and alarmsIf a walk crosses or adjoins a vehicular way, and the walking surfaces are not separated by curbs, railings or other elements between the pedestrian areas and vehicular areas, the boundary between the areas shall be defined by a continuous detectable warning which is 36” wide, complying with the CBC Section 11B-247.1.2.5Each lot or parking structure where parking is provided for the public as clients, guest or employees, shall provide accessible parking as required by CBC Section 11B-502.CBC Section 11B-207.2.4. One in every eight accessible spaces, but not less than one, shall be served by an access aisle 8’-0” (96”) wide minimum and shall be designated van accessible as required by Section 11B-502 The words NO PARKING shall be painted on the ground within each eight’ loading and unloading access aisle. This notice shall be painted in white letters no less than 12” high and located so that it is visible to traffic enforcement officials. Plumbing facilities shall be provided in accordance with the California Plumbing Code (CPC) Section 412.0 and CPC Table 4-1.Complete the attached Disabled Accessibility Documentation Form.Foam plastic installed in a maximum thickness of 10” in cooler and freezer walls to comply with Section 2603.4.1.2 of CBC. For foam plastic having a thickness that does not exceed 4” refer to Section 2603.4.1.3 of CBC. Provide complete wall construction detail to show compliance. Note ICC Research Report Number on the drawings for Walk-in cooler and or freezer.Provide engineering calculation and construction detail stamped by an engineer for walk in cooler and freezer.Provide on the drawings a complete window schedule showing:
- Window sizes
- Type and thickness of glazing (type of safety glazing for hazardous locations This building is subject to the State of California Energy Conservation Regulations:
- The permit applicant shall be responsible for obtaining an energy plan check from a consultant who is
qualified to perform an energy efficiency analysis in accordance with the California Code of Regulations
(CCR,) Title 24, Par 6, 2016 California Energy Code. The plan check consultant must sign documentation
certifying that a thorough, competent review has been performed on behalf of the Enforcement Agency.
- The corrected/final ARCHITECTURAL drawings shall have the required energy efficiency compliance
documentation with completed signature blocks filed on the plans. The same information may be copied on
the Electrical Plans for the Electrical Plan Checker.
- The energy plan check consultant must complete the attached “Energy Conservation Plan Check Consultant
Qualification Statement.”Note ICC Research Report Number on the drawings for the suspended ceiling system. (ICC Report Number 1308)Provide complete calculation and framing plan for gypsum board ceilings , show where CJ starts and where ends, and how being supported.On detail A1/A130, show how soffit will support the ceiling joists.Show size and weight of the hood on the drawings.Provide structural calculations and drawings, stamped and signed by a California licensed architect or registered civil engineer for:
- New opening(s) in bearing wall(s)
- Storage racks over 8’ high
- New mechanical equipment on roof (note on Roof Framing Plan weight of each existing and new piece of
equipment on the roof)
- Structural support of shaft(s) and/or hood(s)
To pick up the marked –up plan, please contact the plancheck engineer for pick up appointment. To resubmit your drawings, you may drop them off Mon – Thurs from 9:00 am to 12 pm at the Southeast entrance of the city hall.
