General Instruction and Approval Required
All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.
Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.
Resubmit 3corrected sets of plans.
The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039)
- School District Compliance Certificate; a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of work. Refer to the attached handout.
Reminder: Parcel map shall be approved and recorded prior to building permit issuance.

Sheet Index: Plumbing, Mechanical, and Electrical are on a separate review. Please omit the MEP sheets from the Sheet Index.
Please provide a mini set of plan for easy carry around for plan check purposes.
Deferred Submittal: Please include the swimming pool as part of the deferred submittal.
Sheet GA01.1:
Under Code Classification:
The Total Building Area Calculation appears incorrect. Please use the correction Equation 5-3 for each story.
Area of Refuge: Code Exceptions – Please revise code references to show the correct code sections.
Mix Occupancy Allowable Area Calculation: Please correct the code reference to Section 506.2.4.
Parking count: Please confirm Residential Parking spaces are assigned. Otherwise, 5% of the parking spaces shall be accessible.
Sheet GA0.1.2:
UL listed Assembly Table: Please complete Table with referenced details for TPO Roofing. Remove/omit if it does not apply to the project.
Sheet GA1.1:
On the plan, please show (setback) distance between buildings on the same lot, from property lines, and from centerline of streets or public alley.
Please revise construction type to show type I-B (match building data showed on sheet GA01.1).
Egress Plans (Sheet GA1.2 through GA1.5)
On the plans, please clearly show/identify the accessible means of egress elevators that complied with Section 1009.4. (1009.2.1)
Roof Deck Amenity: Please clearly clarify on plan whether the roof deck assembly area would be opened to public or it’s limited to the residential tenants only.
Second tier exit access: Two exits are required for the area on the left ramp parking area. The vehicle ramp leading up to third tier shall not be considered as an exit access. (1006.2.2.5; 406.4.3)
General: Vehicular ramps using as for means of egress: The vehicle ramp may only use for exit for persons using the vehicle parking on that ramp. Please redesign parking so that a person is not required to travel through two (2) consecutive vehicular ramps before reaching the exit stairway.
Exist passageways are part of the means of egress system for the parking structure – The following information are required:
Please provide an exit master plan showing the occupant loads from residential building that’s discharged into the passageway.
Provide passageways enlarged plans showing all requirement dimensions.
Exit passageway shall be unobstructed and maintain the minimum width – please omit/remove the doorway located within the exit passageway. (1024.2)
Residential units within primary entrance that opens into the exit passageway: The exit passageway shall not be used for any other purposes. Please coordinate and revise plan accordingly. (1024.1)
For clarity, please show maximum slope for each vehicle ramp.
Exit passageway: Please coordinate with mechanical plans and provide details for exit passageway ventilation. Exit passageway shall comply with Section 1024.7.
Stairway identification signs complying with Section 1023.9 shall be provided at each floor landing in an interior exit stairway. Details/information shall be clearly cross-referenced onto the plan.
Accessible Path of Travel Plans (Sheet GA1.6 through GA1.9)
Slope ramps serving as part of vertical circulation shall be 5% maximum slope as part of the accessible means of egress. Please coordinate and revise plan accordingly. (1009)
Circulation paths contiguous vehicular traffic shall be physically separated from vehicular traffic per Section 11B-250.1.
On the plan, please provide/show detectable warning between the pedestrian circulation path and vehicular area (parking), including the interior stairway at tier one.Truncated dome provided was incomplete. (11B-247.1)
Floor Plans (Sheet GA2.1 through GA2.7)
Door 107, 114, 125, 115: Rolling doors –
Please specify door shall be tested in accordance with NFPA 252 or UL 10B.
Door shall be equipped with automatic-closing devices.
Sheet GA7.1 & GA7.2: Please specify all fire-rated doors shall have smoke seals.
Elevators: Please show two-way communication in accordance with Section 1009.8.
Door 123 at electrical room: Panic hardware may be required – Please verify panel sizes.
Plan show the diagonal transition lines between the sloped ramps – Please show maximum cross-slope. Where ramps are used for pedestrian circulation shall be 2% cross-slope maximum.
Enlarged Plan (Sheet GA6.11)
Please clearly referenced to the specific details for the accessible restroom information in compliance with Chapter 11B, Division 6.
Provide details for the accessible drinking fountains.
Exterior walls enclosing clubhouse, bathroom facility, equipment rooms, etc. shall be fire-rated in accordance with Table 601. Please revise plan to show fire-rated walls.
Provide fire protection detail for structural frames, including columns for the structure at the amenity deck.
Detailing Sheets
Details shall be clearly cross-referenced onto the plan. Delete/omit detail that does not apply to the project.
Provide details to show transition between the residential building and parking garage with seismic separation required by structural design – at roof, floor, and door, and etc. Details shall be clearly cross- referenced onto the plan.
Provide fire blockings and smoke barriers in the concealed spaces between parking garage wall and residential wall. Details shall be clearly cross-referenced onto the plan.
Sheet GA8.10: On the plan, please provide ICC or UL listing report number for the fire- rated spray material. Provide specification for review and approval.
Provide fire protection detail for structural frames, including columns for the structure at the amenity deck.
Specify on plan, special inspection are required for fire-spray protection.
Provide fire protection details for penetration in fire-rated wall. Detail shall be clearly cross-reference onto the plan.
Sheet GA6.12, Note #A6: Referenced to detail 14, 15/ GA8.4 were not applicable – please provide detail attachment of suspended ceiling.
Provide detail for hard-ceiling finish (ex. Over the restroom area).
