The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Public Works Agency approval (647-5039).
This project is in a special flood hazard area designated on the flood insurance rate map (FIRM) as zone A: This zone requires that the lowest finish floor elevation (including basement) of the structure shall be at (or above) base flood elevation determined by a hydrology study for the A zone. All elevations must be referenced to the National Geodetic Vertical Datum. Or, shall design to automatically equalize hydrostatic flood forces on exterior walls by allowing for the entry and exit of floodwater. Design for meeting this requirement must meet the following of the Flood Plain Management Ordinance, Santa Ana Municipal Code:
For non-engineered openings:
Have a minimum of two (2) openings on different sides having a total net area of notless than one (1) square inch for every square foot of enclosed area subject to flooding;
The bottom of all openings shall be no higher than one (1) foot above grade;
Openings may be equipped with screens, louvers, valves or other coverings or devicesprovided that they permit the automatic entry and exit of floodwater; and
Buildings with more than one (1) enclosed area must have openings on exterior wallsfor each area to allow flood water to directly enter; or
Be certified by a registered civil engineer or architect.
