All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)Sheet TS: Occupancy: Please revise occupancy to show occupancy groups (F-1 and S-1) for cannabis growing facility. Note on plan: Every Cannabis Business shall implement adequate ventilation system and odor control filtration measures to prevent odors from inside the cannabis facility from being detected outside the cannabis facility, to include building and the unit. A licensed Mechanical engineer shall design the system that is capable of preventing odors from inside the cannabis facility from being detected outside the cannabis facility. The design of the ventilation and filtration system shall be based on industry-specific best control technologies and best management practices to effectively mitigate cannabis odors.Environmental control systems shall be implemented to minimize and/or prevent the likelihood or mold and mildew growth and shall include a range of environmental control technologies and practices to control humidity levels, illumination, heating, cooling, air circulation, and ventilation. The system shall be compatible with odor prevention and ventilation systems to prevent cannabis odors from being detected outside the cultivation facility, while still allowing for the permittee to successfully cultivate.On the plan, please provide building area analysis complying with Chapter 5, CBC, based on building type of construction and occupancy groups. Please note on plan: Mechanical, Electrical and Plumbing are under a separate plan review. Sheet Index: MEP are under a separate submittal package – please omit MEP sheets from the Sheet Index. Sheet ST1.1: Please note: New Monument Sign will be under a separate permit. Accessible path of travel from the accessible parking stalls to the building: The path of travel shall not require to travel behind parked vehicle. Please revise the accessible parking layout. (11B-502.7.1)Existing parking facility located in the front of the building (facing Garry Ave): Accessible parking stall(s) shall be provided at this parking facility. The accessible parking stall shall be located on an accessible route. Provide detail for the ramp leading to the new entry. Ramp shall be accessible to persons with disabilities in compliance with 11B-405. New parking garage: Please note on plan – Garage space is for company vehicle fleet only. Otherwise, accessible parking space complying with 11B-502 is required. New trash enclosure: Please show/provide an accessible path of travel from the building to the trash enclosure. On the plan, please/show detectable warning where a pedestrian crosses a vehicular area. Sheet ST1.2: Accessible parking and accessible path of travel: Please coordinate with comment above and revise enlarge plan accordingly. Detail 8: Please revise detail to reference to the 2019 Code edition. Sheet a0.1: Please show travel distance from the most remote point of the flower room to the door, measure along the walls. Irrigation Tank room: Please provide an access/exit door giving direct exit to the exterior without entering into the garage area. Sheet a0.2: Please clarify doors that open into the area of “open to below”. Two (2) or more exits or access to exits are required for the enclosed mezzanine spaces. Please coordinate and revise plan accordingly. (505.2.3)Sheet a1.0: Flower rooms 5 – 8: Please show dimensions so that walls can be easily located. Conceal space between existing exterior wall and new interior walls: Please provide/show fireblocking in compliance with Section 718. Provide details. Air shower room door and IT room door: Door in series shall provide minimum 48” clear. Existing structural columns: Please provide detail to show separation of new wall and existing structural columns. Window and door: Please clearly reference to sheet a8.0 for window and door schedule. Exit door L: Please provide a panic hardware for door L. On the plan, please provide/show door landing and maneuver spaces on both side of doors (exterior and interior doors). Elevator shaft: Elevator shaft shall be protected with one-hour fire-rated walls complying with Section 713. Elevator shaft must be one-hour rated door and door shall be self- or automatic-closing by smoke detection. Sheet a1.1: Mezzanine plan Base on the first and mezzanine floor plans layout, the proposed mezzanine did not comply with Section 505. Please coordinate and revise plan to show compliance with Section 505. Otherwise, it shall consider a second story. Plan review will continue at time of resubmittal. Additional comments may be required. Sheet a1.4: The enlarged stairway will review at time of resubmittal along with the revised plan based on the Mezzanine plan comments above. Sheet a2.0 & a2.1: Reflected Ceiling PlansReflected ceiling plans will be reviewed and commented when second floor (mezzanine) plan is revised and clarified. Sheet a5.0 & a5.1: Building SectionsFloor plans showed areas that open to below – Please coordinate and revise building sections to show first floor open to the roof (no floor level). Coordinate with mezzanine comments above. Please show ceiling height for the proposed garage and water tank room. Sheet a5.2: Please show minimum clear headroom for the stairway. Please show/provide one-hour elevator shaft. Provide construction details and clearly cross-reference onto the plan. Sheet a.7.0: Wall Detail Wall W3, furring wall at the exterior wall: Please provide detail to show attachment of furred wall. There were two details for wall type W1. Please coordinate and revise details accordingly. Details for wall type W5 were not provided. Please provide wall details for new irrigation tank room and garage walls. Sheet a7.3 & a7.4: Sheet a7.3: Open risers are not allow. Please revise detail to show solid risers. Sheet a7.4: Please clearly cross-reference details onto the plan. Sheet a8.0: Door/window notes: Please correct the code reference to show 2019 edition. Structural Review Comments: Two (2) sets of final structural calculations are required. Calculation: Wood members properties – Please update information and code reference to the 2019 CBC. Calculation: Please number all pages for future reference. Roof framing and diaphragm: Due to new roof top addition to the existing roof, wall anchorage at roof diaphragm are required. Please provide calculation and retrofit details for wall anchorage. (Section 12.11 ASCE7-16)Floor Framing Plan: Please coordinate with floor plans for the second floor framing. The architectural floor plans showed areas open to below (no second floor beyond the mezzanine area). Please coordinate and revise plan accordingly. Framing information at the area outside of the proposed mezzanine was not review. Plan review will continue at time of resubmittal. Existing structural columns: Existing columns shall be separated from the new wall and floor frames. Please provide details to show separation between column and new frames. Please relocate shear walls to avoid connection to existing vertical columns. Sheet S2.0: Detail 10/S3.0 called out at the elevator pit – Please revise detail to show elevator pit. Please provide continuous footing at all interior shear walls. New wall constructions: On the plan, please provide wall schedule. Plywood roof sheathing over metal channel roof frames – 8d nailing was insufficient. Please provide adequate fastener for wood sheathing to metal frames. Shear wall schedule: Please specify fastener type for wood to metal stud connection. 10d may not be sufficient. Detail 1/S1.2 called out for the new 12” concrete slab at the irrigation tanks room were not applicable. Please coordinate and revise plan accordingly. Provide structural calculation and details for the water tanks anchor. The area on the left of the mezzanine area are supposed to be open to below. Please coordinate and revise plan accordingly. Plan was incomplete. Plan review will continue at time of resubmittal.
