Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used. Please see corrections on submitted plans. Red marked set must be returned with revised plans. Plans resubmitted without the red markup set may result in delayed review time and additional plancheck fees. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Public Works Agency approval (647-5039). - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. All sheets. The responsible designer shall sign and date all non-structural plans. Sheet A0.1. Complete the sheet index provided, and include all sheets and description of each sheet submitted and within this package. Sheet A0.1. Show square footage for new closet: 150 sf. and new patio cover 107 sf. separately. Sheet A0.1. Show occupancy group: R3 and U. Sheet A0.1. Include address and telephone number of the responsible designer and date of signing of drawings. Sheet A0.2 and A0.3. Please clarify what are the square lines shown on lower roof area on second floor plan? Sheet A0.3. On the proposed first and second floor plan, provide wall legend to distinguish between new / existing / demo walls. Sheet A0.3. Show smoke alarms in each sleeping room and vicinity area outside each bedroom and at each level on the floor plan. [2019 CRC R314]. Sheet A0.3.Show carbon monoxide alarms outside all sleeping rooms and at each level on the floor plan. [2019 CRC R315]. Sheet A0.3. Note on plan the smoke alarm requirements: An approved smoke alarm shall be installed for new construction and alteration, repair, or additions requiring permit exceeding $1,000. Battery operated smoke alarms are permitted in existing buildings where no construction is taking place or in buildings undergoing alterations or repair that does not result in the removal of interior walls or ceiling finishes unless there is an attic, crawl space or basement which could provide access for wiring. Smoke alarms shall be interconnected such that the activation of one alarm will activate all alarms in the individual dwelling unit. Smoke detectors shall be “hardwire” and shall be equipped with battery backup. Sheet A0.3. Note on plan the carbon monoxide alarm requirements: CO alarms shall be “hardwire” and shall be equipped with battery backup. CO alarms shall be listed in accordance with UL 2034. CO alarms shall be listed in accordance with UL 2075. CO alarms shall be interconnected such that the activation of one alarm will activate all alarms in the individual dwelling unit. Sheet A0.4. Show exterior wall construction assembly. A minimum of one layer of No. 15 asphalt felt, free from holes and breaks, complying with ASTM D 226 for Type 1 felt shall be applied over studs of all exterior walls. Specify that two layers of Grade D or 60 minute Grade D paper shall be applied over all wood base sheathing. (CRC R703.2) An egress opening is required in the bedroom #4. The egress opening shall be located on the exterior wall of the bedroom, not in the closet. If the proposed opening is in the west exterior wall, please clarify with dimensions on the elevations on plan that the required opening will not be blocked by the existing lower roof. Revise design. Every sleeping room in dwelling units must have a window or exterior door for an emergency exit, bottom of the clear opening not more than 44 inches above the floor, 5.7 square feet of openable area, 24 inches clear opening height, 20 inches clear opening width and shall open directly into a public street, alley, yard, or exit court. (CRC R310.1-R310.1.3) Provide higher roof plan located above the second floor. Roof plan with roof pitch, overhang dimensions, ventilators and roof material specified. Specify ICC approval number and weight per square foot for tile and special roof coverings above new closet. (CRC R905.3.4 and R905.3.5) Specify ICC approval number and roof covering material for new covered patio with minimum roof slope for drainage. Provide detail of roof construction assembly. (CRC 902.1) Callout attic vent locations, sizes and types on plans. Provide attic ventilation calculation per CRC R806.2 to show minimum ventilation is provided. (CRC R806.2) or design unvented attic assemblies complying with CRC R806.4. Refer to redline on plan. ENERGY Additions and alterations are required to comply with 2019 California Energy Code Section 150.2. Submit an energy compliance package showing compliance with code prescriptive approach OR a complete computer performance analysis. The Certificate of Compliance (CF-1R) forms, Residential Measures Summary (RMS-1), Mandatory Measures Summary are to be signed and incorporated into the plans (24”x36”). Show insulation in the building section per Energy design. Specify R-number for both cavity and continuous insulation. Note that please verify the member depth to properly accommodate insulation material, especially between roof rafters. Show U-factor and SHGC value in the window schedule for the new window. Energy review is pending due to incomplete package. New corrections may apply after next review. STRUCTURAL Structural design for room addition and covered patio (converted from open trellis) is required to comply with 2019 California Building Code by a registered civil, structural engineer or architect is required. Submit and clarify the following: Structural design on sheet A0.5, S1 and S2 are inconsistent and duplicated. Revise plan to clarify structural design and details. Show all structural design on the structural plans. Structural plans and calculations shall be design, stamped, signed and dated by a licensed California structural or civil engineer or architect. Submit engineering calculations for vertical and lateral structural support prepared by a registered civil, structural engineer or architect. Structural review is pending due to incomplete design package. New corrections may apply after next review. END OF COMMENTS
