All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714) 573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- School District Compliance Certificate; a copy of the building permit application, signed by the plan check
engineer, shall be required by the School District to verify the scope of work. Refer to the attached handout.
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuancePlan check fees were underestimated. Additional plan check fees may be required. Apply to other two addresses (2426 and 2416 S. Broadways Street) as well. 2nd Review Comment: Please provide the following – Sheet A2.1: Restroom must be accessible to persons with disabilities. Please revise detail to show floor clearance for the water closet. The restroom door shall not encroach more than 12” into the turning space. Provide dimensions and details for grab bars. All single accommodated restroom shall be identified as “All-Gender” restroom with the following symbol on the restroom door.
On the plan, please provide door schedule for new restroom door.Detail A/A2.1: Please show 5/8” type “X” on both sides of the existing wall. Please specify 5/8” type “X” densglass gypsum board for exterior use. Sheet A2.2: The South wall that was facing the property line (adjacent to 2426 property) – Wall shall be protected with one-hour fire-rated construction and parapet. 15% protected is allowed for exterior wall located between 3-ft to 5-ft from the property line. Please coordinate and revise plan accordingly. On the plan, please specify the use of the space for each building. Please apply this comment to the other two addresses (2426 S. Broadway St., and 2416 S. Broadways St.)
