Sheet A-1: Occupancy group: Please revise occupancy group as R-2 in accordance with Chapter 3 of CBC. 2nd Review Comment: Please revise occupancy group to show R-2. Sheet A-2: Interior stairways: wall between stairwell and adjacent residence shall be protected with minimum one-hour fire-rated wall. Please specify fire-rated wall on the plan and provide construction details. Details shall be clearly cross-referenced onto the plan. 2nd Review Comment: New walls – Wall separating residential units shall be protected with one-hour fire-rated wall. Please specify fire-rated wall on the plan and provide construction details. Details shall be clearly cross-referenced onto the plan. On the plan, please provide/show guardrails information for the exterior decks. Guards shall be 42” in height. 2nd Review Comment: Detail 8B/SD2 – Please revise detail to provide 42” minimum guardrail. Guards shall not have openings which allow passage of 4” diameter sphere. 2nd Review Comment: Detail 8 – Please revise openings in guardrails to show opening less than 4”. 4” max. was insufficient. 2nd Review Comment: Please note on plan, existing houses are equipped with smoke and carbon monoxide alarms in accordance with Sections R314 and R315, respectively. Sheet SD1: Stair Plan – Please specify beam sizes for BM2 Sheet 1: Please provide detail to show attachment of existing floor joists to new interior wall. Sheet 1: Rebuild rear stairway – Please provide details to show lateral support for the stairway. Sheet 1: Front porch – Per our inspection record by code enforcement officer, the front porch framing was modified and lag of structural support. Please provide complete framing details to show support of front porch for vertical and latera loads.
