Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039) - Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceSubmit a signed copy of the contract showing labor and materials for all work to be done under the subject building permit application. The plan check engineer may accept the contract price as the valuation of improvements for unique/unusual projects in lieu of using a cost per square foot basis.Indicate detail and section references as to their appropriate location on the plan view.Provide the following: - Provide a fully dimensioned site plan on each set of plans. - Disabled access compliance must be shown on the site plan. Submit structural engineering calculations for walls in rooms with a floor to building structure above height greater than 14’. - Sheathing material and details of attachment. Where two exits or exit access doorways are required from any portion of the exit access, the exit doors or exit access doorways shall be placed a distance apart equal to not less than one-half of the length of the maximum overall diagonal dimension of the building or area to be served measured in a straight line between exit doors or exit access doorways. Interlocking or scissor stairs shall be counted as one exit stairway. Any accessible route of travel shall be considered a ramp if its slope is greater than 1’ rise in 20’ of horizontal run (5-percent gradient) and show compliance with CBC Sections 11B-405. - Pedestrian ramps used as exits shall show compliance with CBC Sections 1012 and 11B-405. - Provide complete architectural plan views, sections, details, and notes for pedestrian ramps. - The slope measured perpendicular to the direction of travelof a ramp shall not be steeper than one unit vertical in 48 units horizontal (2-percent slope).CBC Section 11B-405.7 Size of top and bottom landings. Top landings shall be not less than 60” wide and shall have a length of not less than 60” in the direction of ramp run. Landings at the bottom of ramps shall have a dimension in the direction of ramp run of not less than 72”.CBC Section 11B-405.7.5 Encroachment of doors. Doors in any position shall not reduce the minimum dimension of the landing to less than 42” and shall not reduce the required width by more than 3” when fully open. Drawings submitted to the Building Division for review shall provide the following information to insure compliance with CBC Section 11B-202.4 - An accessible entrance - An accessible route to the altered area - Accessible restrooms - Accessible telephone (if any) - Accessible drinking fountains, and - Parking, signage and alarmsOn Access Aisle show” No Parking”. ( please clarify if there is any swale in the back )Complete the attached Disabled Accessibility Documentation Form.CBC Section 11B-803 Fitting and Dressing Rooms: - Where fitting or dressing rooms are provided for male or female customers, patients, employees, orthe general public, 5 percent, but never less than one, of dressing rooms for each type of use in each cluster of dressing rooms shall be accessible. - Entry doors shall conform to the requirements of Section 11B-404.2.4 and aisles leading to such doors shall conform to Sections 11B-304.3 - The bottom of mirrors provided for use by persons with disabilities shall not be greater than 20” from the floor. Mirrors to be used by persons with disabilities shall be full-length, measuring at least 18” wide by 54” high, and shall be mounted in a position affording a view to a person on the bench as well as to a person in a standing position. - Clothing hooks shall be located notgreater than 48” from the floor. - Every accessible dressing room shall have a 24” by 48” bench fixed to the wall along the longer dimension. The bench shall be mounted 17 to 19” above the finish floor. Clear floor space shall be provided alongside the bench to allow a person using a wheelchair to make a parallel transfer onto the bench. The structural strength of the bench and attachments shall comply with Section 11B-610. The minimum clear space within the room shall be 60” width and length. No door shall encroach into the required space.No pictogram allowed on the bathroom doors.CBC Section11B-604.8.1.2 Doors shall be located in the front partition or in the side wall or partition farthest from the water closet.Show location of the new Bike rack that called on sheet A201 on the site plan.This building is subject to the State of California Energy Conservation Regulations: - The permit applicant shall be responsible for obtaining an energy plan check from a consultant who is qualified to perform an energy efficiency analysis in accordance with the California Code of Regulations (CCR,) Title 24, 2019 California Energy Code. The plan check consultant must sign documentation certifying that a thorough, competent review has been performed on behalf of the Enforcement Agency. - The corrected/final ARCHITECTURAL drawings shall have the required energy efficiency compliance documentation with completed signature blocks filed on the plans. The same information may be copied on the Electrical Plans for the Electrical Plan Checker.- The energy plan check consultant must complete the attached “Energy Conservation Plan Check Consultant Qualification Statement.”Note ICC Research Report Number on the drawings for the suspended ceiling system. (ICC Report Number 1308, or any other valid report)Application shows replacement of RTU, please show the unit on the roof plan ,please provide weight of the new and existing unit. Provide structural calculations and drawings, stamped and signed by a California licensed architect or registered civil engineer for: - New mechanical equipment on roof (note on Roof Framing Plan weight of each existing and new piece of equipment on the roof)Provide minimum 16 sf opening for the roof hatch.Please fillout attached Cal Green nonresidential checklist and certificate (2019).Provide header size for all openings over 4 feet on the framing plan.
