Please see corrections on submitted plans. Red marked set must be returned with revised plans. This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
- Public Works Agency approval (647-5039).
- School District Compliance Certificate; and a copy of the school fee worksheet, signed by the plan check engineer, shall be required by the Santa Ana School District to verify the scope of the work.
Delete notes and details that do not apply to this project.
Revise the drawing title to “Room addition and new ADU” and address to “1110 & 1110 ½ W Glenwood Place”. Please ensure the correct address is updated throughout the construction document. For example, address on the title block of every sheet, title page on structural calculations, and line 3 on page 1 of the CF1R document.
Provide drawing title, project address and sheet number on all sheets.
Sheet 1. Revise scope of work description to indicate the scope of work under each permit:
Permit number 101106406: New 62 sf. bathroom addition.
Permit number 101106407: New 489 sf. ADU.
Sheet 1. Complete the Sheet Index provided, and include all sheets and description of each sheet submitted and within this package.
Sheet 1. Show total building square footage on plan:
Main house: 1144 sf.
New ADU: 489 sf.
Sheet 1. On the site plan, show distance from the west exterior wall to the lot line, measured perpendicular to the wall.
Sheet 1. The lot shall be graded to drain surface water away from the foundation wall. Show compliance with at least one of the following method:
Show the grade falls a minimum of 6 inches within the first 10 feet (5% slope) of exterior walls.
Show drains or swales to ensure drainage away from exterior walls.
Show impervious surfaces within 10 feet of the building foundation with a minimum slope of 2% away from the exterior walls.
Provide the following on address number:
Show the location of the address number on the site plan. The address number shall be legible and placed in a position that is visible from the street or road fronting the property.
The address number shall be Arabic numbers or alphabetical letters.
Numbers shall not be spelled out.
Each character shall be not less than 4 inches in height with a stroke width of not less than 0.5 inches.
Sheet 1. Provide one-hour fire-rated wall separating the new ADU and the main house. Show location of the fire-barrier walls on the floor plan AND provide fire rated assembly wall details on plan. Revise floor plan and wall legend.
Sheet 1. Revise wall legend to indicate one-hour fire rated wall.
Sheet 1. Provide one smoke detector/alarm and carbon monoxide detector/alarm in the ADU.
Sheet 2. Specify name of the product, manufacturer’s information and third party approval test report number (e.g. ICC, UL or IAPMO number) for Class B roof covering on plan. [2019 CRC R902].
Sheet 2. Provide cross ventilation for attic and each enclosed rafter space as specified in CRC Section R806. The minimum net free ventilating area shall be 1/150 of the area of the vented spaces. [2019 CRC R806.2].
Sheet 2. Revise west elevation to match the sliding door and windows on the floor plan.
Add note to plan that kitchen must be vented to the outside with minimum 100 cfm intermittent air.
Provide the following specifications for the exhaust fan in the bathroom:
An exhaust fan shall be either 50 cfm intermittent or 20 cfm continuous.
The exhaust fan shall be ENERGY STAR compliant and be ducted to terminate outside the building.
The exhaust fan must be controlled by humidity control. Humidity control shall be capable of adjustment between a relative humidity range of <= 50% to a maximum of 80%. Humidity control may utilize manual or automatic means of adjustment.
Note on plan the smoke alarm requirements:
An approved smoke alarm shall be installed for new construction and alteration, repair, or additions requiring permit exceeding $1,000.
Battery operated smoke alarms are permitted in existing buildings where no construction is taking place or in buildings undergoing alterations or repair that does not result in the removal of interior walls or ceiling finishes unless there is an attic, crawl space or basement which could provide access for wiring.
Smoke alarms shall be interconnected such that the activation of one alarm will activate all alarms in the individual dwelling unit.
Smoke detectors shall be “hardwire” and shall be equipped with battery backup.
Note on plan the carbon monoxide alarm requirements:
CO alarms shall be “hardwire” and shall be equipped with battery backup.
CO alarms shall be listed in accordance with UL 2034.
CO alarms shall be listed in accordance with UL 2075.
CO alarms shall be interconnected such that the activation of one alarm will activate all alarms in the individual dwelling unit.
Show location of the new tankless water heater on the floor and site plan which serve the ADU on plan.
Refer to additional comments marked on the plan.
ENERGY
Corrections for the ADU (1110 ½ W Glenwood Place:
The Certificate of Compliance (CF-1R) forms, and Residential Measures Summary (RMS-1) are to be signed and incorporated into the plans (24”x36”). Please note new corrections may apply after review the energy analysis.
Page 1 item 09 of the CF1R form. Revise orientation to the east.
CALGREEN
Both room addition and new ADU shall comply with the mandatory provisions of 2019 CALgreen Chapter 4. Show compliance on plan and provide 2019 CALGreen residential mandatory measures on plan.
STRUCTURAL
Provide engineering calculation (vertical and lateral supports). Structural calculation must be designed by an Engineer or Architect licensed by the State of California.
Sheet 3 and sheet 4. Structural framing and foundation plan shall be stamped, signed and dated by the structural engineer in record.
Tie the new ADU to the existing house.
Provide support for the hips and ridge to the foundation. Show continuous load path and connection details at the structural elements and at the footing anchorage.
Call out holdowns on the foundation plan instead of framing plan.
Provide holdown anchorage detail into new concrete footing.
Provide the design for the shear transfer from the roof diaphragm or upper shear wall to the shear wall below the floor or roof. Detail nails, bolts, shear plates, sill plates, and blocking as required by design. Use reduced values for nails with reduced embedment.
Provide top and bottom connection details at the interior non-load bearing walls.
