All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) for an appointment.Clearly indicate the scope of work under this building permit application:
- Revise project job description on the building permit application worksheet to reflect the work to be done
under the subject building permit application.
- Construction drawings must clearly show all work to be done under the subject building permit application.
- Delete all notes and details from drawings that are not a part of the work to be done under the subject building
permit application. This includes mechanical, plumbing and electrical work that is not specifically required by
the Building Code.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)Sheet C: City of Santa Ana is using Orange County Fire Authority for Fire plan check and inspection – Please revise note to specify OCFA (not SAFD). Building Information: Construction type and occupancy groups did not reflect the existing building. Please verify and revise occupancy groups and construction type accordingly. The building is an assembly building, a licensed architect or registered civil engineer is required. Plans shall be stamped, signed, and dated by a licensed architect or registered civil engineer. Please specify the floor area of the Social Hall building. Sheet S1: On the plan, please clearly show/designate an accessible route from the public sidewalk and from the accessible parking stall(s) to the area of alteration. Show curb ramp and detectable warning along the accessible path of travel, where occurred. Provide details and clearly cross-reference details onto the plan. Sheet A1: A complete floor plan is required. Please provide a complete floor plan and clearly specify/label the use of each space. Show exit signs at each exit doorways. Please provide occupant load calculation for the Social Hall building and show/provide adequate means of egress. Provide egress plan. On the plan, please reference to details on sheet A2 for suspended ceiling. Sheet A3: Detail 6: Please revise detail to show 80” clear, measured to the bottom of the lowest sign. Details shall be clearly cross-referenced onto the plan. Delete/omit details that do not apply to the project. Sheet A4: Existing restrooms shall be accessible to persons with disabilities. Please provide complete information to show compliance with 11B, Division 6. Women Restroom: Please show turning space within the restroom, outside of the accessible toilet compartment. Restroom doors: Please show minimum 5-ft maneuver space on the pull side of door. And, show 44” clear access to the accessible toilet compartment. Where six or more toilet compartments are provided, or where the combination of urinals and water closets totals six or more fixtures, toilet compartments complying with Section 11B-604.8.2 shall be provided. Detail 2: Please revise detail to show toilet dispenser located at a distance of 7”-9” measure from the front edge of the toilet to the centerline of the dispenser. Detail 2: Please revise detail to show grab bar extended minimum 24” from the front edge of the toilet. Under 2019 California Building Code, Section 11B-202.4, Exception #8, the DISABLED ACCESS COMPLIANCE DOCUMENTATION FORM may be used to document accessibility upgrade features with the 20% rule. ***Plans were incomplete. Additional comment and plan check fee will be required.
