The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700). -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. -Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039). Final plan shall be signed and dated by the person who is responsible for designing the construction documents/plans. Sheet A1: Cover page Under the Legal Description: Please specify Fire Sprinkler is required. On the plan, please list all the deferred submittals. Please specify Photovoltaic systems and Battery Systems are required and to be permitted prior to building frame inspection schedule. Specify minimum size (KW) for PV and Battery system on the plan (See Title 24 Calculations for required capacities). Site plan: Please show distance between patio cover #2 and the “assume” property line between the two units. On the plan, please show surface drainage system to divert rain water away from building foundation walls. Show minimum slope and patterns. The grade shall fall not fewer than 6 inches within the first 10 feet from the foundation wall. Where lot lines, walls, slopes or other physical barriers prohibit 6 inches of fall within 10 feet, drains, or swales shall be constructed to ensure drainage away from the structure. Impervious surfaces within 10 feet of the building foundation shall be sloped not less than 2 percent away from the building. (R401.3 CRC) Note on plan: Mechanical, Electrical, and Plumbing are not part of this plan review and approval. MEP will be subject to field inspection. Sheet A2: First Floor Plan (House #1) All Plans: Wall legend – Please clearly indicate either 4” or 6” wall; it cannot be both. Please coordinate and provide tempered glass for glazing in doors; glazing located within 24” of door; glazing located adjacent to shower or/and tub. Specify tempered glass on plan. Wall between garage and residence: Wall between garage/carport and dwelling – Provide minimum 1/2-inch gypsum board on the garage side; extended from foundation to the roof sheathing. (R302.6) Garage ceiling where habitable is above: Minimum 5/8-inch Type X gypsum board is required at the underside of floor/ceiling where habitable space is above. Structure(s) supporting floor/ceiling assemblies used for separation shall be protected with 1/2-inch gypsum board. (R302.6) Dining Area: Please provide natural light and ventilation for the dining room. Provide glazing = 0.08 x floor area (minimum of 10-sq. ft.), with openable portion = 0.04 x floor area (minimum of 5-sq. ft.). (R303) Stairway: Please show/provide dimensions for the stairway so that it can be easily located. Door K between garage and residence: Please include the statement door must be self-closing and self-latching. Please provide building sections. Sheet A2.1: Second Floor (House #1) Please specify 42” height guardrail. Specify tempered glass for window located adjacent to shower/tub and windows 6 adjacent to stairway. Please show dimension for stairway so that wall can be easily located. Sheet A3: First Floor (House #2) All Plans: Wall legend – Please clearly indicate either 4” or 6” wall; it cannot be both. On the plan, please show compliance with Section 4.106.4.1, California Green Building Code. Please show/provide a receptacle outlet located within 3-ft of the water heater. Structural Plan Review Comments: Structural plans were incomplete. Plan review will continue at time of resubmittal and additional comments may be required. Simpson Strong Walls: 7-ft height strong wall appeared inaccurate – Please coordinate header wall height and provide sufficient Strong Wall type. Structural calculation: House #1 Floor beam supporting shear wall above – Please design beam with seismic forces and omega factor (overstrength factor). For example, beam FB-7, FB-8, FB-14, FB-1, FB-2, FB-11, FB-12, etc. Floor beam, FB-7: Please revise beam calculation to include exterior wall loads and lower roof loads. Floor beam FB-12: Please include exterior wall loads, lower roof, and reaction loads from beam FB-7. Floor beam FB-8: Please show loadings on beam. Please include exterior wall loads, lower roof, reaction loads from beam FB-14. Floor diaphragm and low roof diaphragm (vertical discontinuity): Please provide calculation and details for shear transfer from the floor and diaphragm to adjacent shear wall panels in accordance with Section 12.3.3.4, ASCE7-16 for vertical structural irregularities. Footing details: Please revise footing details to show/provide minimum 2-#5 rebar at top and bottom.
