General and Instruction
All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840)
Plans were incomplete. The following information are required and plan review will continue at time of resubmittal. Please provide site plan showing property lines, location of building with the proposed work, all buildings located on the same lot, streets, north arrow. Arial map provided were insufficient. 2nd Review Comment: Response was incomplete. Please provide the following on sheet A-1. Please correct the applicable codes as follow: 2019 California Building Code, California Mechanical Code, California Electrical Code, California Plumbing Code, California Energy Code, and California Green Building Code. On the plan, please clearly show/indicate property lines (PL) on all three sizes and show street. On the plan, please clearly show/indicate the location of the tenant improvement suite. On the plan, please specify the use of space and occupancy group of the adjacent suite. Accessible path of travel shall be 5% maximum slope, measured in the direction of travel, 2% maximum cross-slope, and minimum 48” wide. 2nd Review Comment:Sheet A-1 – Please specify “Accessible path of travel shall be 5% maximum slope, measured in the direction of travel, 2% maximum cross-slope, and minimum 48” wide”, on the plan. Show/provide accessible parking space(s) serving the building. Show location and provide details to show compliance with Section 11B-502. 2nd Review Comment: Please show/provide dimensions for the accessible parking stalls and access aisle. And, show location of Van accessible parking stall. Show curb ramp, detectable warning and etc. along the accessible route. 2nd Review Comment: Please show/provide truncate dome at landing of the curb ramp. Provide a complete floor plan, and show adjacent spaces and demising walls. Partial floor plan was insufficient. Plan shall be drawn to scale. 2nd Review Comment: Response was incomplete. Please provide the following for sheet A-2:Plan shall be drawn to scale. The dimensions showed on plan was not to scale 1/4” :1’. Please specify/show adjacent suite and specify the use of space and occupancy group. On the plan, please specify the use of space for each room/space. Restroom shall be accessible to the customer. It cannot pass through another private room or storage area. Wall construction: Please provide complete wall construction detail to show fastener of braces/kickers to structural roof above, and specify spacing of the 2x studs. Detail shall be clearly cross-referenced onto the plan. 2nd Review Comment: Detail provided on sheet A-3 – Please show existing structural frame above, and provide detail connection of new 2x braces to existing roof frames. Please show ceiling and provide detail of existing ceiling to new wall. Restroom: Restroom plan showed on plan were not legible and not complied with the current code edition. Please provide restroom plan to show compliance with the Chapter 11B, Division 6. 2nd Review Comment: Details shall be legible. Please revise details to be legible and update details to show compliance with the current code (requirement). Plan review will continue time of resubmittal. Plan was incomplete. Plan review continue at time of submittal. Additional comments and fee are may be required. Reminder: Pool quality of plan will be required additional time to review. Additional hourly plan check time will be added after the third submittal.
